Where does one go after being priced out of Walthamstow?

    Have a virtual walk round on google maps.


    Have heard promising things about Forest Gate, but am yet to see much of a change. Have a virtual walk up Woodgrange Road and see what you think. Know a couple of people who were mugged there, albeit some time ago.


    You might be able to make a buck or two there if you used it as a stepping stone. tbh, I'd take that gamble on my own, but it wouldn't be my choice to bring children up there. My OH's sister and her partner work in schools in the near vicinity. A lot of the Muslims won't allow their children to take part in music lessons, and one of the schools they work in no longer has them at all. Some issues with art lessons too.


    I'd just say tread carefully and do your homework in certain areas (East Ham, another)...

    I still struggle to think of places like Walthamstow and Forest Gate as 'desirable' as when I was growing up on the London-Essex border in the 70s and 80s they were far from it. It must be so difficult to live in the London area now with the silly prices.

    Personally, I sympathise...because if you're middle class and used to lots of facilities then you are middle class and used to lots of facilities.

    Been there/done that and got priced out of my own Home Area:mad::eek::mad: (not London in my case) and hence I very much sympathise. I've been forced out of my own area by house prices and my income not matching (if, in my case, the perennial one single persons wage level income to match...and so it didn't...). Hence, I am actually thinking positive on OP's behalf and hoping they aren't forced to move from "home", as I have been.

    It's not just the facilities...its the mindset of "I am an independent/questioning sort of person of course (subtext = that's how everyone is, isn't it?) and obviously people are entitled to be so" and then you move to an area where that doesn't seem to be the prevailing mindset......:cool: and start gritting your teeth and thinking "I will say something...I darn well will if I hear a phrase to the effect of 'That's what most people want' ever again" but bite your tongue very fast and say nowt, whilst thinking "Well..yeah...that's as maybe...but right now you are talking to me and what I personally think/want is........".

    Go back to the drawing board. You might be able to find a way to make it work. You could buy a two bed house with a view to extending or converting the loft when you have the money - or could you do that where you are now? Possible with some flats if you have access to the loft. Would obv mean a compromise re the garden though.

    Would have been a good option, although a bit over budget.


    Also bear in mind that when you're looking on Rightmove, it may be showing nothing available as they're all being snapped up within days. Doesn't necessarily mean there's zilch in your price bracket.


    Keep in with all the agents. Get an email address. Keep it chatty and email or ring so they know you're still looking. Don't rely on looking on RM.

    But if you're living in an area already, surely the value of what you own would have gone up too. Or are you talking about people renting, then not being able to afford to buy?


    If say someone has a 2 bed flat and wants a 3 bed house, surely it wouldn't matter what area they were in... they need more income to buy the house or they'd have bought it in the first place - or at least to have paid a massive chunk of the mortgage off so they have another option of increasing the term or borrowing more. People often have to rely on earning more, or having a joint income, inheritance, or borrowing more.


    It's very unlikely that the value of a flat in any area will outperform a house (not unless it cost more in the first place).


    Maybe I'm missing something...


    OP could you increase the term? Would that help? Obviously you're paying more to borrow more...

    Property in Morecambe is dirt-cheap, and I mean spacious houses looking over the sea... and the Lake District is nearby.

    Both OP and I look to be in similar positions (if for different reasons). In her case = need for bigger house. In my case = needed to sell existing house and it was only a starter house, therefore buy a "higher up the ladder" one, instead of another "starter house".

    So..being able to get what you already have in your area doesn't necessarily equal being able to get a "next stage up the ladder" house there. The leap from what I had to type of house I now have (but elsewhere) would have meant bridging a gap of over £100,000 and so couldn't be done:eek: (even if I hadn't now retired...so too old to even contemplate a mortgage again if I wanted to...and my income wouldn't remotely cover one that big anyway).

    They still aren't desirable - just ridiculously expensive for what is on offer.

    Not sure where you go if you are priced out of Walthamstow - somewhere nice outside London? Or alternatively if you want to stay inside the M25, Romford, Harold Wood, Chadwell Heath or Barking?

    I'm in Chingford and was in Highams Park - you're now priced out of both unfortunately, along with Leytonstone, etc. All so expensive now.

    A colleague suggested Highams Park but yes that area's gone up too. Intrugued about the Upper walthqmstow one you posted (rightmove link). Must call the agent to see what's why so cheap (relatively speaking) and if still poss to grab such bargains round here.

    Burnam on Crouch..havnt heard of the area but will research as the rightmove listings look promising.
