house not selling what can we do?

    i got 4 estate agents to value house and they all came back at £118,000

    If you are only on the estate agent's website (and not Rightmove or Zoopla as Talc1234 said - I haven't checked) then I think this is your problem.

    I'd advise a change of agent, or ask you current one why it isn't on these major sites.

    Edited to add: even the listing you do have isn't necessarily helpful. No floorplan, and I couldn't find a way to move the pictures to the next one without waiting for it. I know of an agent local to me where I'm always surprised to see a 'sold' sign, as when I've had dealings with them, they are just incompetent. I don't know your area, but wonder if this is a similar sort of agent? You pay them a lot of money, if they aren't helping, then it's time to move on

    its on right move but nor zoopla which i will have to ask why tomo, i have changed agent about 5 weeks ago as last ones were very very bad

    It's really nicely presented but it as a starter family home, the garden is not child friendly and has rear access which may be a safety concern to many.

    Also, the house seems to open onto the reception which is a marmite thing - however, if that's what homes in the area are like, I cannot see any reason why it hasn't sold.

    Things have slowed since the new mortgage rules and Christmas is usually quieter.

    Wait until spring and try offers over 110?

    I just checked Right Move. First of all I did a search on Llanymynech, and it doesn't come up. Then I did a search on Four Crosses, Llanymynech and it did. Again, I don't know the area, so I don't know how much that matters, but if I'm looking for it and can't find it, then it suggests that more casual viewers may also not be able to find it?

    Just a thought....?

    thats why we are moving its not child friendly :( the rear access really do you think that may put people of? its doenst open onto the reception the front door opens on the the hall way with doors leading of to kitchen , toilet and under stairs cupboard,

    The agents just said they think it would sell really fast due to location so we trusted them thank you for you advice

    I just had another look and the photo definitely suggests that it's open to the hall, but in any event the stairs are in the room with the sofa etc which is another marmite.

    Again, it looks very nice internally.

    What is on the other side of the back garden e.g alley/someone else's garden or parkland etc?

    In any event, I would lay some turf as that's the weakest element for your target market.

    Whilst you wait for a buyer, your kids can enjoy it as well.

    The estate agents are talking poppycock. There are 10 new builds in your local area advertised on RM each between £115 - £118K I would choose them over yours as they are shiny and new, have a 2 year guarantee, a 10 year NHBC guarantee, £1000 off legal fees px etc....

    Regarding your house, it looks nice, just oversupply in your market. I would also remove the reference to LPG gas as that may reject the house for me (expensive). Probably not a good idea to mention 'subject to a section 106 agreement'. Don't really know what it means but it sounds negative. That is something also to disclose later.
