There's you, your wife and your daughter so a 2 bedroom property, or even potentially a 1 bedroom property would be perfectly fine for you to live in. Given what you've said about your financial circumstances and that your parents have had to help you out financially several times in the past you might need to calibrate your expectations and learn to live within your means otherwise you'll just end up back at square one. Besides a smaller rental property means less rent and utilities which means more money to save and pay off your debts.
If you find a rental where you're dealing directly with the LL then they might not do a credit check. Other than that be completely upfront with any LL/LA you approach and explain your circumstances before paying for referencing. If the LL doesn't want to entertain tenants with CCJs they can tell you so before you pay for referencing.0 -
Save some more:
Get a better credit rating as time goes on & you regularly pay bills etc etc & clear/keep cleared your debts....
Sadly you made some mistakes earlier (who hasn't made mistakes, I did...). You have to live with the consequences (I did, I do..) it is nobody else's "fault"...

Believe me we are changed people and will be debt free very soon. We have decided that a 2 bed apartment near to my daughter school would be perfect. Can get one for £800 if we are lucky which would allow for us to do some serious saving over the next 2-3 years and get ourselves on the property ladder. I guess we were just naïve and didn't realise our past mistakes would come back to haunt us this much. I genuinely never realised renting would be an issue, thought it would just be a case of can we afford it rather than a credit check. Because we are not actually getting any credit I never knew that the estate agent would even carry out a credit check. Makes sense though to protect the landlord.
Im just going to be honest with the estate agent and hope for the best. Our previous landlord has said he will give us a glowing reference so hoping that will help. I think its just the fact that there are a lot of people looking to rent due to the cost of buying at the moment that makes me think why rent to us when they can rent to someone without our credit issues. But het ho, whats done is done. Just need to hope it works out in the end0 -
Yup: Go round, smart & cheerful, see as many agents as you can , explain your position: Most may well be rude .. one or two may listen & perhaps help..
Being upfront helps: What landlords & agents really don't like is finding out the story they were spun is not, er,,, true....
