Hi all,
When I was younger I lived a very care free life with a terrible attitude towards money and im paying for it now. I got myself in a bit of debt but ive cleared a lot of it over the past year but still have a bit to go. I have one CCJ which was for £3000 and have been paying that off over the past 6 months and have around £1200 to go.
Here is my problem....
I was renting a lovely house for 5 years until March 2014 when the landlord decided to sell and we was in no position to buy. We used the opportunity to move into my parents with our daughter and concentrate on paying off our debts.
The time has come when my parents pretty much want us out as they have plans for their house.
We have paid all our debts bar whats left on the CCJ I have. We are in no position to buy due to having no deposit etc and due to our CCJs (my wife also had one which is now settled) it seems we will fail a credit check to rent a property.
I earn £44000 per year and my wife £20000 so we do ok. We earn to much for a council house. Im out of options, could it be that we are pretty much homeless even though we earn good money?
Any advice would be massively appreciated
Thanks

I see what you mean! But whats done is done.....
What area of the country do you live in? (ie how dear is housing in your area).
Can you give us the average price level for a starter house in your area, ie 2 bedroom one.0 -
Having CCJ's doesn't necessarily prevent you from renting - even undischarged bankrupts manage to rent.
Can you scrape together a deposit and first month's rent plus fees for a rental property? If you can, you're likely to be able to find somewhere - especially if your old landlord will give you a reference.0 -
could someone act as guarantor for you?0

Most LLs would rip your arms off, if you offered them the 6/12 months rent up front.
You may even get some discount if you ask nicely.I am a LandLord,(under review) so there!:p0 -
Thanks for the replies.
Unfortunately the time left where we have to find somewhere by means saving enough to pay 6 months rent up front is a no go.
I live in Basildon Essex and I would say the going rate for a 2 bed house near to my daughters school and wife's work is around 180 thousand.
I have the deposit and first months rent saved up already plus some extra for moving costs, a sofa etc. should I tell the estate agent our situation before they charge me to do there checks etc?
Thanks again0 -

Im not sure on this. My parents possibly but not sure how keen they would be. The car I have, they got the finance for me plus I had a loan which finishes this month which my Dad got for me, Think they are fed up with helping me lol0 -
Why not just have your wife rent a property, a discharged CCJ is unlikely to ring too many alarm bells.
U and ur daughter move in once she has the tenancy.0 -
How much other debt do you have, on a joint income of 66k and living with family I don't see how paying off the remaining £1200 should be much of an issue?
I'd clear that, and start talking to agents about your situation. If you have a decent income then it shouldn't be too hard to find something to start off with.
You don't need to buy a new sofa, get something on freecycle or for a small cost on ebay. Use the money towards debts, and get a new sofa later on.0 -

My wifes income alone would not be enough to pass the credit check in terms of incomings and outgoings once rent is factored in unfortunatly0 -
You have a combined income of £64000 but no savings. Time for a serious look at your celebrities. Download a SOA and keep a daily record of your spending for the next 2 months . It will show what you can affordNever pay on an estimated bill. Always read and understand your bill0
