    Because landlord's have no legal right to enter premises if they simply feel like it.

    If it has been justified because OP genuinely believed property was abandoned and had sent appropriate notices to visit and saught advice accordingly, then maybe he is OK. But you can't just walk in unannounced because the tenant appears to be 'out'.

    In the real world i would enter a property every time in such a situation where there had been no contact and mail was built up against the door. My first thought being only of tenant welfare.

    Having said that to me its clear the OP should think how they manage their properties, contacting the tenant in the first month seems wise if only to address any concerns the tenant has. It shouldn't have taken this long for contact to have been made of some kind, establishing a relationship with tenants is important!. The fallout is you now have a tricky situation to manage, and its likely going to cost you.

    Have you spoken to his ex employer? Whilst they can't give out personal information they could more than likely informally indicate if something untoward has happened.

    I am curious to know how, on the facts presented this scenario would lead to the OP appearing in a court or before a jury?

    i've checked my tenancy agreement andd there is a clause and reposession

    (a) The Property is left abandoned and unoccupied for a period in excess of 14 days without the Landlord’s consent.
    Think I'll get the section21 in place and see what happens

    This would most likely be ruled an unfair term. They don't need consent, only to inform.

  • I entered as the water board contatced me to say they thought there was a leak and the risk of the house getting flooded-it turned out to be the flush system on the toilet.

    His ex employer doesnt know whats happened to him!
  • I have had to provide my next-of-kin details for the landlord (or his agent) for all properties I have tenanted. Did you get that information from him before he signed up for the tenancy?
