    I'd call the local council private lettings officer & tell them that this happened, they'll be round to check the place out - even if you've already moved.

    Then I'd call HMRC, & say you think they haven't been paying tax on the rent.

  • Guy...We called environmental health in the day before we moved and reported the gas fire and the damp...we took pictures and even reported a huge mouldy damp patch that we found after we moved a bookcase. The landlady's husband had also done some rewiring and had run the wiring under the carpet instead of the floorboards so we pointed that out to them as well. Now we're just waiting....lol

    As for the tax on the rent thing, definitely food for thought. I suspect there is a lot more going on as they have had money troubles in the past year with their business going into voluntary liquidation (or so they told us).

    We don't have a backup plan, we have parents, but i know my rights. The only problem we have is he wants his rent on the 30th and we dont get our cheques till around that time, takes 3 days to clear + 3 days bank transfer, he might get funny about that but i can talk to my boss about that.

    If he says any bad word to me about the situation i wont hesitate to seek legal advice. He cant kick me out because i put my all of our lives first and went behind his back. If he try's to i will remain in the house until the court date and let the court decide. He would have no right to just 'kick us out' because we decided to check if the installation was safe or not.

    Im currently seeing if i can sue him for a settlement for putting my life at risk in the first place after telling him several times he cant do the job unless he is registered, also causing me alot of worry, especially when i suffer with anxiety aswell. Id imagine after this he would probably do something to get us out, but we are looking right now anyway, in the meantime if he trys anything funny, im waiting.
  • No he can't just kick you out. He has to give you notice to quit first. Good luck, let us know how you get on.

    Very True.

    I could do that right now, because i feel so strong about people putting other people in danger and i wouldn't want other tenants that move into this house to put up with what i did.

    But, saying that, i will let him undo and realize his wrongs. The coming fine and possible imprisonment will shock him enough to show that there are people out there who won't take it on the chin.

    I've just read through this thread - what a terrible landlord :( Good for you for sorting it out rather than letting him put your lives at risk. At the end of the day, even if he starts getting difficult with you and/or chucks you out of the house, far better that than the risk of living in a house with an improperly fitted boiler.

    If he gets difficult, you should certainly go to your university, and possibly the local papers, and make sure they know about the situation. He could obviously lose a lot of business if the university warn students that he is an unfit landlord.

    Canucklehead said it already but take pictures, get as much evidence as you can, if LL does obtain a court order over this, at least you will have all the back-up you possibly could.

    Does the landlord rent out any other properties? If so may be worth trying to get in touch with the tenants there to make sure they check up on the safety of the house and the boiler in particular.

    Yeah he owns loads of other properties, this one is in a real bad way, it looks like something from the 1930's, so i cant imagine what his others look like.

    And about the photo's, im doing that right now, great idea! Im taking photos of all the problems in the house, there is alot.

    Well done JJ. I think you still need need to phone Building Control though - CORGI deal with their registered fitters. As your LL is not a fitter, I'm not sure that CORGI have any powers to do anything. What they do is insure fitters that are properly trained to carry out work according to Building Regulations. If the LL was a registered CORGI fitter, then I am certain that CORGI would be interested as they would strike him off, but he isn't registered so I don't think they have to power to force him to put it right with the threat of legal action.

    I think that is the job of building control. Please call Building Control in the morning and ask them what you need to do as I am sure that you will not be charged for them coming out to look and they are the ones who will have the power to lean on your landlord to get it put right at his own cost, not CORGI, who I should think may persuade you to pay out for it without your landlord being correctly reprimanded :o They may well also take an interest in your landlords other properties and they will have the power to demand entry to inspect work. You need to help protect other students!
