Landlord Fitted A Boiler Hes NOT Corgi Registered, need Legal Advice

    Kathleen, I am sure that your daughter does not have to move into the property as any standard tenancy agreement will state that the landlord has to keep the property to a certain standard which I am sure 'building site' does not meet. He will be in breach of their agreement.

    Whether he will give the deposit back, I doubt, though he is not entitled to keep it. Was it registered with the TDS? If it is, then hopefully she will get the money back, If not, you can inform them and I believe that the LL would be liable to pay a penalty to your daughter.

    BTW, if the deposit hasn't been proctected, your daughter can't be evicted.

    They seriously do my head in. How can these people be allowed to operate? Im going to phone him and ask him when there going to come out and wether or not he is going to get it approved and i will tell him, if he dont, i will call them myself and pay any fees myself just to know im safe.

    Im also going to inform my solicitor about what im doing so all records can be kept about whats going on.

    We now have no shower because there is no cold water, and like i said the boiler isnt connected to the pump, there is a loose wire which i belive needs to be connected to the boiler.

    I feel like going mad, literally. If this is what the world is like i hate it. Ive not long moved out from parents and already hate it.

    get some carbon monoxide discs or detectors, they cost next to nothing and should help provide peace of mind.

    i would also point out to the landlord that he would be facing 12 years + in jail for manslaughter if the worst happens ant to get it checked quick.

    Ok i got so stressed i phoned National Grid, they came out within the hour. Basically the man took a look at the boiler and started laughing, he said it looks like a 5 year old did the pipe work. He said there was something seriously wrong because the main gas pipe was supposed to be 3cm, but the landlord who fitted it ran out of 3cm pipe and welded a 2cm pipe to a 3cm, regulation standards say it has to be 3 the bloke said. Also the drainage outlet pipe was not connected to a drain, just hanging out the wall, when the boiler turns on it will leak in the winter it will freeze and cause a saftey risk, it was also copper, when it should have been plastic. The flume was not pointing at an upward angle so condenstation will not exit properly. The pipes were also buckling, he said in a few months they could break because they have been forced into place causing stress on the pipes.

    They turned it off and Corgi are coming out to inspect the job before the gas can be turned back on, even the bloke from National Grid said they will not approve that because its a right mess. So he will be going to court, and i'd image they would want to see all his other properties to inspect the work.

    I asked him a number of times and told him its illigal unless you Corgi registered, and he ignored me, so i chose to put my housemates and my own saftey first, even if that means him going to jail and a huge fine, like national grid said 'One day these people will kill someone, you did the right thing'.

    Now im happy, although we have no gas, i feel safe at least.

    Good afternoon: Excellent news:beer: I wish more people would show your initiative and report illegal/incompetent gas work. Do you have a backup plan if your LL gets nasty?

    Good job JJ you did the right thing. Though your landlord might try to make life difficult for you now.

  • As I previously stated we had BG out to check ours in March this year. Landlady brought someone round to look at it and when we moved out 2 weeks ago, it still hadn't been sorted. BG engineer said if we wanted his advice we'd find somewhere else to live...he disconnected it and told us he would leave the boiler connected as it was our only form of heating and hot water but it was 'at risk'.

    Landlady gave us notice to quit!!!
