Estate agent Haart shows drop of 14% in south-west London in November

    is that a 14% drop in a month or a year?
    either way it sounds too much to be true
    must be skewed by a glut of shared ownership rat cages or something

    All it means is they had a lot of high end property's on the books. There are lots of prime properties even in places like tower hamlets and that can skew the results.

    I prefer to make the data more accurate by dividing the asking price of a randomly selected property from Haart's website by Foxton's P/E ratio which gives me the real price (ex-BOMAD) of a 3 bed terrace in walthamstow.

    While this makes a lot of sense, surely you should multiply it by (the sun+moon)/24 hours) to give an average any time of day hourly answer? (apologies to those who work in minutes rather than hours, but I'm sure you can work out the adjustment)

  • Personally I use the Bruce Banner Index (BBI) from HPC. It's seasonally adjusted by Elves working for Santa Claus :santa2: and double checked and audited by Fairies at the bottom of my garden.
