Where to buy in outer London with £200k budget?

£200k would buy a really nice 1 bed or an average 2 bed in Redhill. As well as Redhill itself, check Merstham and Earlswood too as they both have stations on the mainline.
Redhill is currently undergoing a lot of regeneration including a new Waitrose which is due to start being built next to the train station in 2016 so it should be good time to buy in the area.
The service to Victoria is good and you may even get a good deal as from January the morning peak service to London Bridge will be reduced for four years as part of the Thameslink improvement programme so City commuters may be put off buying in the area.

Benefits
Commuting costs would be low - no need for Zone 1 travel costs and its a very pleasant overland journey
Less than 30 minutes commute to Kensington (Olympia) or West Brompton - both of which are a bus ride to most parts of Earls Court

Croydon I suppose is like other areas, good and bad. It has been 'up & coming' for few years now so not sure what's happening
Will check out High Wycombe, Slough and Redhill.
We have been to Mitcham and do not like it, sorry Andrew.

Whereabouts near Earls Court? My sister used to commute from Littlehaven (Horsham - nice 'Historic Market Town'), changing at Clapham Junction to get to Kensington Olympia.
Saved a fortune on her season ticket (£3.2k versus £4.5k) as she didn't have to go through Zone 1.

It really depends what she's after - I like Horsham, it's pretty and has enough of a nightlife/restaurant scene to suite your average young professional.
Alternatively there's Three Bridges - slightly rougher around the edges, but Crawley also has a decent town centre, with fast trains to Victoria (or again, change at Clapham..) - bonus being that trains run all night if she were so inclined to enjoy some post-work London night life..

Croydon is one of the largest boroughs in London, covers a huge area, there are good and bad like any area. Addiscombe is very nice and tram takes you into East Croydon in a few minute trains to Victoria take 12 min. House of Fraser and John Lewis have invested in the town and there are lots of very nice (and pricey!) new builds going up. But tbh for £200K in Croydon you will struggle to get a 2 bed somewhere in one of the nice areas. Woodside is close to Addicombe and is considered an up and coming area. I can personally recommend it (and I'm a single woman living on my own) but I know that not everyone would feel 100% safe, I just accept that as part of living in a big city.0

Lots of nice places to look at here. Maybe not the St Helier Estate - but South Sutton, Cheam, Carshalton should all be acceptable.
Also, Croydon has plenty of pleasant areas with relative bargains. You won't find them all within easy walking distance of East Croydon station, though.

It's close to High St Kensington. Horsham sounds like a good place but it's probably too far out? And the travel costs needs to be taken into consideration as well although good point about avoiding zone 1.0
