Short term let between house sale and purchase - questions

Hi everyone,

We are in the process of moving (buying and selling) and just waiting for our mortgage offer to come through (for the 2nd time but that's another story)
Unfortunately the bottom of the chain has put pressure on everyone to move and threatened to pull out if they don't exchange this week and move next (last week before Christmas). Rather than lose the sale (our 3rd one) we have decided, rightly or wrongly, to go ahead with the sale and continue the purchase when the offer comes through. Yes I know possibly risky but that's not the question.

We will be moving into a short term (3 weeks) holiday let over Christmas but I was wondering what best to do about mail redirection, phone, utilities etc.
Can I redirect my mail to the post office and collect from there?
Gas and elec will be stopped and restarted at the new property as will broadband. Or is there a better way to do all this?

    Take over the utility accounts at the new property. Just ring on day you move in with meter readings and give your details.

    B/B : speak to your current, or the existing, provider in advance for advice.

    Does the landlord/agent know that you won't be "on holiday"?? If so it will be a sham "Holiday let" and actually be an AST where, if you keep paying the rent almost impossible to evict you before 6-months from start of tenancy..

    Does the landlord/agent know that you won't be "on holiday"?? If so it will be a sham "Holiday let" and actually be an AST where, if you keep paying the rent almost impossible to evict you before 6-months from start of tenancy..

    Hope the sale/purchase go through as expected.

    Using that argument all holiday lets are a risk for a landlord, move in and don't move out.

    Yeah saw the keepsafe service, but you can't get to your mail in the interim. We need to get our mail daily still.
    The holiday let is just down the road from where we live anyway so everything is still local.

    You can redirect from address A to B (your holiday let), but then when you finally get to C you need to set another redirection up from B to C.
    Gets a bit messy, but thats the way RM do it.
    At least thats the way they explained it to me.

    Instead we put a redirect from A to D (a relative), picked all mail up from there. Then when we moved to C we updated all contact details. Meant we only had one redirect running and we could be sure we captured all the important post and got all details updated correctly.
  • I'm thinking about redirecting to my brother's but he's about 30 mins away. If RM can keep the post at a local office and I can pick it up from there then I think that's going to be the best option. Going to talk to them this lunch time so I'll let you know

    RM will collect together redirected mail and send it in batches so you wont be getting it daily. Maybe a couple of times a week.

    That wouldn't create an AST if it wasn't the tenant's only or principle home. In the OP's case he/she will have sold her property thus the let could be her only home. I would have thought all holiday lets will be asking for a real home address which the OP won't have.

    That said many holiday lets do grant ASTs as a winter let for six months and yes they do have all the usual eviction issues. I presume it's easier for them as they have legit reason to put the rent up in the summer to a level that's unaffordable for long term living so the tenant will be wanting to move out before it gets too expensive.
