If you actually want to sell then I agree, put it on now. I had planned to put my flat on in the spring but I noticed there was absolutely nothing on the market just now so thought there might be a window for it. We gave it a whirl, thinking we'd give it a month then take it off for a bit, and lo and behold we have just accepted a full asking price offer!
I definitely agree people do look over Christmas. Browsing online full of food. People deciding to divorce, people deciding to move, it all happens in this period

I would put it on now, there are still many active buyers looking and a shortage of properties. Buyers at this time tend to be serious too in my opinion as the ones who just like to have a nosey can't be bothered on the run up to Christmas.
Agree that many people also look over the Christmas time off and it takes a couple of weeks to sort with the estate agent and get it online so now is the perfect time.0 -
Just an update (I don't like to post and run). The house went on rightmove on Friday afternoon and we have our first viewing booked in for tomorrow so the ball is rolling. Not expecting many viewings in the first couple of weeks, but hopefully people will view on rightmove to view in the new year. Like others have pointed out there is hardly anything on the market and we have put it on at a sensible price (3k more than we bought for 5 years ago, and we've redone the kitchen, bathroom and garden)0

Loads of new houses have been listed in my area over December, people hoping to catch the post Christmas rush. However they have all gone to sale agreed already, the EA said they are having the busiest December in years and I am in the south west.
I would get it on now, agree re Christmas decorations though.0 -
We put in the offer for our house on a Boxing day, so people definitely do house-hunt over the Christmas period.0

I'm still looking on Rightmove every day so it's good that you are on the market now. House prices mustn't have risen much in your area compared to here though if you have done that work and only listed for 3k than you bought for. Average price increase for a 3 bed where I am has been about £30k in a year. From £190-220k. Lots going for a lot more than that. It's frustrating.

I'd have put mine on right away but HRH wants to wait till all the xmas clutter is gone before getting EA in (Its a small house and we've loads of presents for the grandkids cluttering the bedroom etc.) She has a point and as it was me that made all of the mistakes last time we moved I have to bow to her wishes (I usually do anyway). I like the idea of selling during winter as well because what little garden we have tends to take less sweeping/maintenance.0

We’re putting our flat on the market after Christmas. I would have considered before but we have a bit of painting to do (gloss on the hallways doors looking yellow!) which I plan to do when I’m off over Christmas break. We’re preparing to make approximately £7k loss (live in the North East!). Been watching houses for the past few months and seems recently quite a few we liked have now been taken off the market, wonder if they’re going to try again in the new year.0

Well the first viewing is done! Hard to gauge what they thought, but I just let them get on with having a look around and they asked some questions. Houseprices haven't particularly changed here at all (North West). We've also been pragmatic about our asking price as we do want to sell reasonably quickly, and we have benefitted from low interest rates. A house 3 doors down sold for 1k more than ours last year (identical but they were detached but no conservatory or ensuite), another sold for 2k less a couple of years ago.0 -
Depends on area. I'd be going for January, not much happens over Xmas.
But you never know if your potential buyer offers on another property over Xmas and missing yours.
I personally wouldn't want my house sitting on market over Xmas, but hit the new year market when Xmas has settled down.0
