    With Rightmove etc an Agents input is far less than in the past.
  • Let our house out for 2.5 years as we had to move back north quickly for family reasons, we used a very good local letting agent who agree to pay the rent if the tenant they supply does not. we had two good tenants the last one we gave a long notice that we were going to be selling in May, they asked for an extra month as they were getting married in May we said ok and used the samed agents for the sale, the tenants were happy with viewings and we got a good offer with only one in the chain in 4 weeks, the price was the same as similar 4 bed detached in the area.
    To be fair to the question asked we only had it for sale for the last month the tenant was in but it worked out for us

    The pictures are rubbish! I hope the new estate agents take better ones. I can't figure out the kitchen pic at all - I feel like I should either be able to see a door or a window in it, but I can see neither!

    Hopefully a new agent will take good pics to get people interested in coming and viewing. Good luck. But I agree with others - don't try to rent and sell, it has potential to be a nightmare if tenants don't wish to leave and you could end up losing a buyer in the ensuing wait, or just putting buyers off before they've even considered the place.

    Not really got money to throw at it, Its a blank canvas for someone to put their own stamp on it...

    However the place is clean and tidy, a decent size and in a great area

    The advert actually says "lovely rear garden". It rather gives the impression that either the estate agent or seller is economical with the truth.

    I never wrote the advert,
    However since its been wrote both front and rear gardens have been tidied and weeds cleared, Which will show in the new photos that the new agent will take :)

    Your old agent sounds like an idiot, so sounds like you did a smart thing getting rid of them. Just ask to check the details before this next advert goes live.

    In my opinion, "Offers over" is only really suitable for really active markets. Not your postcode in November. Especially considering it's a project.

    To be honest its offers over as the agent advised us to do that as they had a special offer, If reduced by 10 percent you got a "premium listing" which benefited from being at the top of their website, in their window, in the newspaper, a better listing which stood out more. Since we took the offer and reduced we asked about 5 times for the listing just to get the reply "we are getting on with it right now it will be on by midnight" . Never did it happen!

    I know the area in general as I had work between Alder Hey and Whiston H. I drove in A57 (Warrington Road) on daily basis.
    If I were you, I would go for letting for now. You just need to be selective and picking in "what kind of tenants"....and you know what I mean. Once the market is improved beyond doubts, then think of the sale. The price is really reasonable but it seems the market is not going well for that area. In Rainhill, which is very close, I bought and sold my house there. The market in Rainhill is great, I think.
