Letting out house while its for sale?...

I currently have a house for sale, Its a 3 bedroom semi detached in a reasonable area, Its also a reasonable price.
Its been on the market since august with a few viewings but no offers, The current estate agent is useless, I have sent off my 14 day cancel notice period and having it listed with a new estate agent in a fortnight,

No mortgage on the property as was an inheritance.

I do want to sell the property, However the estate agent rang last week saying how desirable this property would be to let out, Would be worth around £600 a month AND "it can be let while its still for sale". Is this an option to consider? Or would it be best just sitting a sale out?

    Who are you planning on selling it to? An investor for BTL or residential?

    Bad idea.
    Let would be for a minimum of 6 months. You would kill any chance of sale except to an investor. You can't have your cake and eat it.

    Agent is just trying to salvage some revenue ... at your expense.

    In my opinion a tenant on a minimum contract of 6 months would delay the sale


    The estate agent that has offered you the option of rental...would that be the same one who cant sell it...


    Of course the option is yours but my advice would be to drop the price as thats usually the reason a property does not sell,move estate agents if necessary and concentrate on a sale rather than a rental.


    Want to post a link and perhaps some one will be able to offer an impartial view on what you are selling.....

    That is exactly the type of house we are looking for and if it had sitting tenants I wouldn't even bother going to look at it. The ones that I have seen in my area with tenants have been valued at a lot less than ones without. If you have had hardly any viewings then something is putting people off. Possibly the price if there has been no interest. So you could reduce the price now by whatever, 10k say, or let it out and reduce it by probably a fair bit more to be able to sell it.

    Either sell (reduce the price), or rent (and forget selling till the tenant has left).

    Not both.

  • Unless your prepared to take on the responsibility of being a Landlord, make it clear to your tenant that the tenancy will be no longer than six months, and are prepared to wait to get the house back if they don't leave then no, don't even consider renting it out.

    It's a windfall - don't be greedy.

    You don't appear to wish to be a landlord - better to wait until you are registered to another agent and drop the price?

    Vacant possession is so much more attractive to potential buyers....
