  • If you don't have the money to tidy it up for sale though, you're not going to have the money to tidy it up for rental either. The decor is quite dated and as a tenant I wouldn't even consider it unless the kitchen and wasteland of a garden were given some serious attention.
  • At the moment, its costing you, heat, power, insurance, council tax, and opportunity costs.
    Sell it for £90k, yes, that will "cost" you £13k, but what does paying £90k off your home mortgage save you?

    Being a landlord is an utter nightmare even at the best of times.
    Drop the price, it'll sell.
    You can even get a happy glowy feeling that you've helped a young family get on the ladder.

    My parents are due for retirement so they decided to sell their second home they have been renting out for years. They have the same problem, struggling to sell after 8 months or more now, they've had a few viewings and nothing ever came of it. They asked the question whether they should rent it out while it was on the market but their Estate Agent actually put them off this idea. Tenants want to make their home their own and don't particularly enjoy strangers walking about the place having a good look around regardless of the length of their tenancy. It's intrusive and it's obvious to them they're only filling a financial gap for you as you sell. It'd be like living in a show home or shop display I know I wouldn't pay for the privilege. It may suit some who are only looking for a short tenancy through their work placement or something similar but it has a lot more negatives than positives.

    Same for the buyers, they prefer a nice empty home they can just move into without any complication of getting any existing tenants out. It could delay the exchange.

    Good luck with whatever you choose, but I'd focus more on why it isn't selling and improve that rather than trying to fill it and potentially give yourself a bigger headache.

    If there isn't any money to tidy it up for sale/ rental then I am assuming there is not a contingency fund either. In my experience I need a pot of money for general repairs that a landlord is responsible for. Factor this into you decision.

    It looks to me like the floorplans are flipped the wrong way round; for starters they show the lounge to the left of the front door, while the front elevation photo clearly shows the lounge is to the right. Flip the floorplans along the horizontal and the photos make a lot more sense!
  • Definitely needs a coat of paint. Can you afford not to? I painted my whole house (got 2 10 litre trade emulsion under offer from Wickes for £40). Its got reasonable coverage, certainly good enough for your celiings and walls. If that offer is off, sure you can find one somewhere?

    If you are offering a reno job.., it will need to be priced appropriately.
