  • Yup this is what amazed me. Each solicitor have different disimbursements. Certain fees are standard eg land registry fee, land registry searches. Some are similar eg bank transfer fee, bankrupt search.

    Two have extra fees for filling in the SDLT form, and for signing the mortgage? One has a lawyer checker fee if the vendor's solicitors aren't mainstream.

    Ignoring the ones who have extraneous fees, three all come to the same price of £1100 (£1110, £1142, £1187).

    How should I proceed now?

    Are they all local to you? If so, you could maybe ask on this board if anyone had had experience of conveyancers in...eg, Colchester. All I did was get quotes from a couple of local ones then once the EA persuaded me to go with theirs, the fee was very similar so I just went with them. You could look at online conveyancing too which works out cheaper, but hunt through the threads here first as there will be very good, very bad and lots in between.

    If the 6 week wait for searches is true, and it's a problem for you, you could ask the solicitor about the possibility of using personal searches. This is where you pay someone to go in person to the council offices and search the registers rather than waiting for the council staff to do it for you. It's likely to cost more though and not all mortgage lenders accept them.

    Solicitor 1: Recommended on here by several MSE users. This one tells me it's taking time at the moment.
    Solicitor 2: Used and recommended by my fiance
    Solicitor 3: I pass by on the way to and from work and are local to the property I've put an offer on. But can't find any evidence/recommendations when I search for them.

    Solicitor 3 are local and are just telling me that it normally takes ten days for local searches and everything else within a week. Which means either there's no longer a backlog or EA 3 haven't done a recent conveyancing job.

    Or maybe I'm wrong and it doesn't matter?
  • Just to update: emailed documents to EA. Solicitors instructed and they'll send me out a pack.

    At what point do I speak to my mortgage advisor to start the process? Now? Or wait until I get the pack from the solicitors and formally sign up?
