Panic panic panic

Okay so it's just me who needs to calm down. FTB. Have put offers and nothing has been accepted as houses were going over asking price. Until today. Offer has been accepted.

Which has blown me down because we were going to give up and restart looking in a different area and price range. So far, EA wants stuff like proof of ID, address, DIP and evidence of deposit. These are easy to do. They also need solictors details. I haven't found one yet as I've only just found out it has been accepted.

Things I need to do: ring back EA, ask them to withdraw property from market and give details of above. How long do I have to find a solictor? I also need to meet with my mortgage advisor and discuss application. I feel I should be doing everything at the speed of light.

Realistically, how much leeway is there? Am I okay to wait a few days to find a reputable solicitor?

It's amazing how quickly rational thought leaves your mind.

    My wife and I were in you position in mid August, arranged solicitor next day, booked in for full mortgage application the following Saturday and so on, 3 months on and our sellers are still waiting for their mortgage decision!!

    I think you need to show you're moving forwards but not all as fast as you may think.

    Regarding choosing solicitor, try from recommendation from friends or as mortgage advisor for recommendations. I called three local solicitors got quotes and went for the one who responded quickest to queries and actually called me back!!

    Ask your ea for details of solicitors they recommend - you don't have to use them and they will be good for comparisons. It also means the ball is back in their court whilst they get back to you and buys you some time. You never know they might recommend someone you're happy to go with.

    A few days for solicitors won't matter in the grand scheme of things.

    Calm down! Congratulations on having an offer accepted. Please, please, please get a few quotes for conveyancing solicitors. Do not feel pressure to use the one recommended by the EA. They will take a referral fee for doing nothing except pushing you in the direction of one that will give them commission. This is around £60-100 that is for nothing. We went with the one our EA pushed us to and honestly they have been very good but I'm annoyed with myself for just doing what I was told. Ask posters on here to recommend a conveyancer by PM, or family and friends.

    BTW, I was speaking to the only EA in the office that I had any measure of respect for (who are selling our home) and was asking him about our buyer who has just had an offer accepted on our home. He said ' She' s great! She just does whatever I tell her and doesn't ask me any questions!' He was laughing his head off and sounded delighted. Needless to say I have completely lost the little bit of respect that I did have for him.

  • Thanks guys. I've calmed down a bit.

    There's no upward chain and we're FTBers so should hopefully relatively straightforward and quick. I already asked EA for a recommendation although I've done a search on here and found a couple of local ones others seemed to have used. I thought a local solicitor might be best so I can easily drop in as and when required.

    I'm going to ring tomorrow and ask EA to take property off the market. Do I need to give them any more information at that point? Should I forward everything except solicitors now or wait and find a solicitor first?

    I think it would be a good idea to get some more advice kn here about how much info you have to give the EA. They tend to act like they have every right to see any document they feel like asking for. They don't and I really regret that I gave them copies of bank statements etc that they asked for.

    Who? The EA? For what? The only thing they got from us money wise so far, was the referral fee for the conveyancer. They make their money from the vendor and from very kindly and helpfully arranging things like the EPC for the vendor which will cost double what it costs to get it organised themselves for the price of a phone call.

    Oh BTW. If you can go with a no sale/ no fee conveyancer, it helps if there is a problem and the purchase doesn't happen. Or maybe others will have a different view on this.

  • Sorry just wondered if EA might jack up asking price once they see how much you could afford.

    Is it possible or worthwhile finding out the solicitors the vendor is using and going with them? Would it speed things up?
