Southend1 - you know you said in a PM that certain areas of Westcliff were a bit dodgy, what roads would you say are the nice ones in Westcliff?

This one is in Westcliff Park Drive. 4 bedroom end of terrace house for sale in Westcliff Park Drive, Westcliff-on-Sea, Essex, SS0

There are some very nice houses in Westcliff and I think the road was called Crowstone Road which confuses me as it seems to be rough in places but nice in others.

I would avoid the immediate area around westcliff station and also around the homeless centre on Valkyrie road. North of london road is better or over toward the Milton conservation area around avenue terrace etc

This one is ok. Not far from where I live. Westcliff park drive is fine. Though often in the "herringbone" streets it's better to be between Westborough road and fairfax drive than at the top end between London road and Westborough road - the houses are bigger but more likely to be converted to flats or bedsits.

I didn't know that about the homeless centre, thanks.

When I spoke to someone I work with about Westcliff he said that along London Road there's quite a few 24 hr alcohol shops which he said causes problems and try to avoid those areas? I have to ask him exactly what bit that is.

The Westcliff Park Drive one is quite tempting and the price is too as I would find a £275k debt better than a £350k one.:D

Yes it's true about the shops. There is one opposite the top of Valkyrie Road that sometimes attract homeless people. However I would not let this put you off as the problems are very localised and the police are aware of hotspots. The main problem in Wescliff is drugs related. They have even been one or two stabbings recently. However unless you are involved in drug dealing or buying then it shouldn't be a problem! All towns have their problems and Wescliff is no different there.

Just realised its sold stc though! But it's a good example of what you can get for the money in Wescliff. Clearly you can get a much better house than you would for the same money in Leigh. It's just down to your priorities and preference on area over property.
