Accept offer or cancel viewings?

Hi,

We've just had an offer at the asking price this pm of £205k, but had had 3 viewings arranged this morning for tonight. The buyer wants to know if we will accept, but on condition that we take it off the market and cancel the viewings. My gut reaction is to go ahead with the viewings. Any advice ASAP?

    Are you asking for offers over?

    Can they proceed quickly or do they have a property to sell? If they are FTB's or similar, I'd be snatching their hands off.

    I would ask for a non refundable deposit to show goodwill,

    Learn from the mistakes of others - you won't live long enough to make them all yourself.
  • The offer has come from a couple, their house is going to be bought as a BTL so no chain that side. The others coming tonight are all proceedable, houses are under offer, but dont know their chain/s.

    Is that a serious comment about the deposit? How much should I ask for, if it was?

    I see no reason why you can't tell the offeror you'll think about it, proceed with the viewings, tell the viewers the situation and that if they're interested they should make offers before 10:am tomorrow, after which time you can tell the offeror you've accepted their offer (or not).

    Thats what I was thinking of doing - but the estate agent warned me that we might lose the buyer (seemed a bit extreme), but possible.

    A remote possibility I would have thought. I'm sure if you told them you needed to discuss it with your partner and you'd give them an answer tomorrow morning, it would be what most people would expect you to do. They may also think they've made a good offer because you've needed to take time to think about it.

    Another possibility might be to get the EA to tell them you'd only consider taking it off the market at offers over 207,500 which might delay things sufficient for you to guage feelings from your other viewers.

    If they are prepared to offer X today they will be prepared to offer X at noon tomorrow.

  • Thing is they've offered the asking price - I'm just concerned that we might have undervalued it. Plus we need as much as we can get as buying another house but more expensive again!:confused:

    Take the viewings and tell this buyer that even if anyone else does offer asking price, you will, of course, accept their offer first (unless they have no chain or offer more money :o). But you need to know you have back-up if it were to fall through.

    You won't lose the buyer at all, the EA is pressurising you. I'd very seriously complain if someone said that to me. I'd remind them very quickly that you are paying them to sell you house for you, not to lay a guilt trip.

    if they would pull out that easily, uve lost nothing, give in to them and theyll demand more and more

    get the other viewings done, and see how you go, then theyll also know you are not someone who backs down easily, just incase,
