    If you seriously loved a house, 24 hours will not make a difference. If they can be so changeable over something so small, the OP is better off without them. They will simply be at home biting their nails hoping that no-one offers more than they have. It's not as if the OP is being underhand by accepting their offer and is continuing to market - they are keeping their options open for 24 hours, and rightly so.

    I pretty much agree with what you are saying but I don't think the EA are doing anything wrong, after all what have they got to gain by falsely pressurising the vendor? They are simply advising them.

    In a similar vein, viewers of our house last week said their house attracted 6 viewings in the first week, no offers as yet. A bird in the hand anybody.

    If the buyers put in a revised lower offer, then they are playing a game with us. That sort of behaviour is not a good way to start the process and will probably only get worse. I will stick to my guns, afterall if it was worth £205 yesterday then it is today too. Remember the buyer has had an offer accepted on theirs and they want our house.

    Re the estate agent. I actually wanted them to give me more advice on what to do. Whereas I thought they laid the facts out and then ducked out of any advice. By saying "the buyer might pull out" they've covered themselves on both sides if it goes right or wrong, but are not helping me. I almost thought they were working for the buyer yesterday they way they said it!

    Don't cancel the viewings! Make it clear to the first people that they have first choice.

    If you do get another offer consider the position people are in - i.e. how long is the chain??
  • The three viewings last night turned up no proceedable interest:
    first-liked the house but preferred another property
    second-developer, and house doesnt suit conversion to flats
    third-liked it, but out of their price range

    The estate agent called this morning to ask if I would accept the original offer of 205k (the buyer had called them twice this morning for news), to which I said I was happy to accept and take it off the market too. If I get any other viewings or offers, I will refuse unless the sale is proceeding at an unexceptably slow pace. I'm pleased with how it worked out thanks everyone for the advice.:j

    Not necessarily, buying a house is essentially a business transaction. Yesterday they were negotiating from a weak position so offered the asking price because they had 3 potential competitors. Today they could have felt their position was stronger because they are now the only "buyers" and an offer may have reflected that, particularly if they had alternatives (like the preferred property for one of your other viewers). Add in the emotional factor of them being miffed at you for not accepting their offer and it could have gone pear shaped.

    I can't believe you are criticising the EA for this, What if their advice had been wrong? What if they had advised you to carry on with the viewings and the buyer pulled out? You would now have no buyer and would be blaming the EA. They were simply giving you the worst case scenario.
