It's a shame that the annex doesn't have a wetroom as that would make it appealing to someone who has a family member who is disabled or elderly.
Maybe it should be described as a '2 bedroom house with a 1/2 bedroom annex'.
It doesn't look good on Streetview. The corrugated carport(?) is really unsightly.0 -
I would say there are not enough photos for a property that size. I also can't see how to make the layout work with the downstairs bedrooms but no bathroom there. You couldn't put the kids in there or granny.0

Four external pictures and three internal seems quite bizarre, and people may be put off by the noise of road traffic just a few feet from their sitting room window..................
....I'm smiling because I have no idea what's going on ...:)0 -
The rooms shown in the photos appear to be very spacious but the obvious minus is two bedrooms on the ground floor with quite a long walk through the reception-room to the two bathrooms upstairs. This doesn't appear to have been thought through very well at all.
It clearly needs a little updating but nothing really significant and most people would expect to need to do some.
The few photos of the interior could lead viewers to suggest that there's something being hidden, so that needs to be rectified asap.0 -

Its the price, drop it enough and it'll be sold in a week.

If I was looking to buy, I'd be working out how much it would cost to put in a downstairs bathroom and deducting that from the price.
When there are other options like the house Thrugelmir linked to, why would anyone pay full price for this one?0 -
Although the property has 4 bedrooms it isn't from a practicality point of view a 4 bedroomed house. It looks like it is competing with 4 bed houses in the area with a more conventional layout and I suspect there is a very small pool of people who will pay a 4 bed price for the current layout.
And as has been pointed out it is a bit dated and there are not enough interior photo's and the ones that there are aren't particularly good.
Would your relatives consider getting a quote for changing bedroom 4 into a wet room/bathroom and then dropping the price by that amount and re-marketing as a 2 bed with annex or a 3 bed/3 bathroom (which is much more flexible)?
If your relatives can afford it I would also paint the wood work inside and out white. Possibly a large light coloured rug in the living room to hide the worst of the dark carpet, for the photos at least.
How long are your relatives tied in with the current EA and would they consider changing EA or at least getting some other EA's round for their views on AP?It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

It's the price; £250,000 for outside of Wisbech is crazy-high for a 2-bed cottage with some 'bedrooms' in the converted piggery; there's £15k needing spent on it just in the kitchen and lounge.
Plus it'll be about 1mm above sea-level that close to the Wash0 -
Any description that starts "deceptively spacious" really outs me off, it is estate agent jargon for pokey. The layout is exceedingly odd, especially the distance from bedroom three to a bathroom. If I was looking for a 3/4 bed house I would not consider it unless it was cheap enough to enable me to spend money on it to remedy the above. There do not seem to be any pictures of the upstairs at all!0
