Homebuyer survey on my home - what can i expect?

what level of digging, and routing around will a homebuyers survey consist of please?
And its due to be done when I'm not at home, the agent said he'd let them in and then go and leave them to it, is this the norm?

Yeah, the surveyor will be left to it.
In my place the surveyor lifted up a slightly loose bit of carpet to take a look at the floor underneath (and left it up, which I was a bit annoyed about!) but I don't think they will generally mess with something like that.
You should make sure they have access to loft and/or cellar space if you have them, and also to all sides of the property.0 -
they don't test services and wont move furniture (i.e dressers etc) if there is safe access to the loft they will look up there, inspect the outside to the property. Generally nothing too intrusive.0

The loft was boarded out when i bought it 10 years ago, properly boarded, insulated and plastered and carpeted so it looks a bit like a room, but is only accessable by a loft ladder still (There is no window etc). Ive only ever used it as a posh loft, will this cause any problems?0 -

Hi when the surveyor visited our house. They never went into the loft. They was in each room for about 1 minute put a moisture reader on each wall and left. That was it! My buyers obviously only paid for the valuation survey and no extras. Waste of money if you ask me, although there is nothing wrong with my house but if there was with that type of survey it would not be picked up!0

He will probably state that the loft is unlikely to be to building regs and that the solicitor should check. In other words he wont be committal on anything.
Your buyers will have presumably been aware that its a posh loft rather than living space?0 -

No, they might not for a Homebuyers' report. However, any surveyor worth using will spot out-of-place furniture in a jiffy.... and study said area with an eagle eye!0 -
Homebuyer's Report is going to be about 30min to an hour of poking around the house, at most. Nothing too invasive. A damp buzzer here and there, a pair of binoculars from the pavement and garden. Not much more than a clued-up buyer would want to do on a second or third viewing.
If you don't think the house'll come out of it well, you've got bigger problems than the surveyor...0 -
Be prepared for anything! I was in when the surveyor visited - my buyers were having a homebuyers.
The guy was late and informed me as he stepped through the door that he had just separated from his wife and she had called him this morning which was why he was late. I then proceeded to talk to me in the hall for half an hour about his situation and rounded it off by hugging me!!
He then spent another hour going through every room and asking endless questions while also advising me of things to look out for when I look at potential houses to buy.
He went in the loft and said he would be surprised if the extension met with building regs (it did!!) and had a right old poke around!!
Finally he talked my ear off for another half an hour and hugged me again (twice!!). He then left and had to come straight back as he had forgotten to do damp readings!
After the strangest experience in my home-buying history there were no queries raised from the survey and we sold with no issues!!!0
