Homebuyer survey on my home - what can i expect?

Homebuyer's Report is going to be about 30min to an hour of poking around the house, at most. Nothing too invasive. A damp buzzer here and there, a pair of binoculars from the pavement and garden. Not much more than a clued-up buyer would want to do on a second or third viewing.
If you don't think the house'll come out of it well, you've got bigger problems than the surveyor...
Only real thing I'm worried about is the loft, and if he says it shouldnt of been converted, or even used as a space (even though it is a loft)0 -

From what you've said about it, it's not been "converted". It's just been tidied up a bit. By the sound of it, the worst that'll happen is you'll get marked down on the EPC for insulation, because it can't be physically seen and prodded.
Thats good thanks, already had the EPC and scored fairly well. Was just worried as its carpeted and painted up there and could pass as a room, just has no stairs and still closed off by the normal loft hatch and loft ladder.0 -

Take the lightbulb out and put a load of boxes of your packed stuff up there around the hatch. S/he'll probably only just poke his/her head up there anyway.I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:0 -
