  • Seems like your in a situation similar to me, seller holding out for 170k and we currently have 162.5k on the table. Really dont want to go a lot higher as we want to make the 75% LTV bracket and the house needs so much work every penny we can save is a bonus.

    I'd say see what else there is in the area for that sort of price and then you'll see if its worth paying that much now and updating the kitchen and garage at a later date, or looking at different properties. But in our case we can't find anything remotely close to ticking as many boxes as this house does so its a bit of a stalemate on the negotiation side for us.

    yeah almost same for me - seen a decent 3 bed semi - but it lacks any South facing views; but lots of land at the front but no rear garden. I was almost going to buy this house in 2005 for £186k its now for sale at £225k, so not a great deal of appreciation (just needs painting and cleaning and loft insulation relaid etc). (this is just round the corner from the detached house i made an offer on). I t hink i could get this for around £205-210k; but sometimes i think for just 23k more i can have a detached house with no worry of sound...dilemma!

    If I downsize in three years time - I'll be short term renting then going in hard with cash if the market is appropriate for that sort of deal. Seller can only say yes or no - but if you don't ask you would never know and never get

    hmm a message from the vendor giving me an update on some information about the property; plus saying they hope they can come to an agreement with us soon.........sign of keeness?

    i cant move above my offer, plus i want another viewing if i did/could to decide what work needs to be done.

    what would others do....sit tight and wait or make another viewing and up an offer by a few £k ?

    You've just said you can't increase your offer, and then you are asking if you should increase your offer? Why worry about it if it's not possible?

    Lots of people have given you advice on what to offer, so if you CAN offer that much and want to, why haven't you done it?!

    Seems quite simple to me... If you want the house then you will need to up your offer. If you can't do that, find a cheaper house!

    Sounds like won't to me

    No choice but to play the waiting game but I will bet any money having indicated a good discount is available (Not big enough for you though) it will get sold to someone else.

    £230k on a £260k asking price is pretty good going, assuming the £260k price is average for the area.

    Regarding the semi vs detached... we're currently selling our semi to get away from noise. Nothing ridiculous but lots of family noise (running around, kids screaming/crying, playing, shouting) - go detached!!

    yeah that is the biggest plus point for me, as its only £25k difference between a semi vs detached in the same area. On the main road some victoran terraced and semis are going for £260+!! waiting tight for now, thanks to all for the general advice etc
