if u dont ask u dont get. the next person might offer less and get it if the seller really really wants to move. if they dont sell at the price offered they dont have to simples really.0

I guess you know your local area but round my way I suspect that it would already have gone for 250.
area is very popular as its closed to local train station and good bus links & schools etc.
last few years property was moving fast as some family move to the area. Now I have started to look property is on the market for 4-6 months, and so looks like I have some influence being no chain etc...a few years ago I know someone who bought a 4bed house listed for ~£275k for £205k as vendor was in a big urgency to sell but the house did not sell for over a year on the market; so family members said I should try my luck too0 -

as I have said I have put in an offer but vendor said he needs £15,400 more before he will say yes to me - but he still wants a quick sale! He said he cant budge much lower than this.
so waiting for now but seeing other houses in the interim, thanks for your help0 -
Our last two houses we paid £248k when it was on the market for £285k and our last was we paid £310k (and they paid SDLT of £10k) when it was on for £340k. Both way more than 10% off the price.
I think as a starting point, given you are in a great position, your first offer was reasonable but you should expect to come up a bit. Your lack of money for furniture is not really the sellers problem but you can build up furniture over time - getting a bargain on the right house should be your priority. Both our first two houses we moved in and slept on blow up mattress for a few months whilst our finances sorted themselves out.

They could be bluffing or telling the truth. The only way to find out is making another offer somewhere around 220k. Only you know if you think it's worth it and if rejected decide if it's also worth carrying on negotiations.
I have offered 210K on a house originally valued at 245k. It's now on marker for 235k, and our offer has gone up to 216k. Vendors indicate they want 225k but I'm not willing to pay that much. If it means walking away so be it.0 -

yeah at the moment i am viewing other properties in same area to weigh up more ideas etc. Thought it was better to let both parties think about what was on the table. Vendor said he wish to sell early next month as it will be vacant then and tehy dont want hassle of vacant property etc.
It is liveable for now; but the kitchen is basic as it was rented out the past year. So it does need quite a few improvments for my liking - including a garage refurb (walls - see earlier post). The other problem i wish to see it again with a friend but vendor cant do evening viewings; i am at work during the day - so this wastes a week of his schedule - as i was ready to instruct a sol on Monday if he agreed to my offer.0
