    Hello, yes!! I am really pleased to say that after an agonising wait, today our financial advisor forwarded an electronic copy of our mortgage offer!! I cannot tell you how relieved we are. The whole nightmare has completely ruined our holiday and has been the most stressful few weeks of our lives.

    For those of you who want a timeline of the Halifax mortgage process (via personal financial advisor) for our new build property, with the Help to Buy 20% equity scheme:

    Tue 11th Aug '15: Offer in principal applied for and accepted.

    Wed 12th Aug '15: Full application and documentation sent off (cannot be sure exactly what they asked for as we had already provided many documentation for previous mortgage application).

    Mon 17th Aug '15: 'Help to Buy' informed of changes. Developers phoned with update on the building progress, and confirmed that a valuation had been booked for that Wednesday.

    Wed 19th Aug '15: Valuation took place.

    Thurs 20th Aug '15: 'Help to Buy' issued their amended offer via email.

    Tue 25th Aug '15: Halifax's Mortgage offer sent electronically to solicitor and financial advisor. Financial advisor forwarded it to us (hard copy has been sent in the post but we are still in France). Valuation report requested.

    If I were to offer.any advise, it would be to make sure you get a copy of the valuation report before you do anything!!! Apparently, what happened to us is quite rare, but it could happen to anyone. If we would've exchanged before this error was noticed, we would've been in an absolutely dire financial situation.

    Incidentally, we are fully intending on making a formal complaint and will try to get our money back from the previous lender (why pay for a valuation when it clearly wasn't even looked at properly?!).

    Congratulations you can enjoy the rest of your holiday now, It does spoil things when your stressed and you don't know what is happening.

    We got a text to say please call and book valuation, this was the morning after our app went in at 16:45. Haven't had a text since but I have read of others on here who are updated by text....so I am led to think that the valuer hasn't even set his report over yet? May be wrong though, just keep going over every possible scenario in my head!

    It's the same with anything, you cling to other peoples experiences and hope yours is the same but they aren't always - seems like so many people are told different things for mortgages!

    I know I keep hoping there's someone out there with the same situation as me who could reassure me but like you say every case is different think it probably depends on your case handler also. :)

    Just had our mortgage approved by halifax. Was worried as we are doing a 95% mortgage and I alone have nearly 30k of debt but no late payments in last 5-6 years so obviously was ok. Good luck to all those applying. Ours went through a broker but overall halifax appear to have been on the ball with things.

    I'm in London and took Colleys about a week to call me to arrange a valuation appointment. They then offered me the first date on their diary which was another week away, not much I could do about it. The good thing was I had someone who actually came round and valued my property rather than a desktop valuation, was worth the wait. After that the mortgage offer came in 2 days later
  • Thought I'd share my experience with the Halifax, particularly for those who have a CCJ.

    I came through a messy divorce with a CCJ (£1200 to a solicitor - long story) and around £25k in debt (a lot but I am quite a high earner). I only settled the CCJ in March this year and got it marked on my credit file as satisfied. I've got a decent credit file otherwise apart from one or two late payments (non mortgage) over the last couple of years. At the end of April, I applied for a Halifax mortgage through a broker and was accepted in principle immediately. I kept waiting for it to fall through but it didn't and it has now been completed.

    I don't know whether the Halifax has loosened it's lending criteria but anyone with a CCJ but an otherwise reasonably healthy credit record shouldn't give up hope. I wonder if the fact that the CCJ wasn't consumer credit related was a factor but then I doubt the computer would have known that at AIP.

    Can anyone tell me how long the telephone interview for full mortgage application takes?


    Are they pretty much the same information they asked me at the AIP on the telephone with Halifax?


    Do they go into bank statements and lifestyle etc at all?


    Would be grateful for the kind of questions that will be asked.

    I'm about to go through it myself, and from reading around it can take a couple of hours, and yes they will go into bank statements, lifestyle etc to make sure it's affordable.

    I got my MIP online this afternoon after having our offer on our first house accepted :D Still haven't quite come back down to earth yet. We have an appointment with a broker on wednesday and will probably be going for a 5 year fix with Halifax.

    01/09 - AIP from Halifax
    09/09 - Offer Put in
    10/09 - Offer accepted
    11/09 - Valuation fee taken

    I'm very nervous and impatient as we are FTB and I have quite a bit of debt (no late payments/CCJs/defaults etc though) our broker doesn't envision a problem, but I'm so worried!
    We are just desperately waiting to hear anything.

  • Hello I've joined today! I'm finding it all really scary!!
    So I'm selling my shared ownership flat, and buying a house with my fianc!.
    Our flats under offer and they have had their mortgage survey completed a couple of weeks ago.
    We have found a house, had the offer accepted and the full mortgage application was put in yesterday along with the surveyor being instructed.
    We are looking for a 60 /40 loan to value and are looking for a mortgage of £300,000. I checked experian who rated myself as the highest credit and my partner has great credit too. I'm just so scared they will turn round and say no!! I hate waiting!!
