  • We submitted an application via broker on 11th September. Had valuation on Monday and was told that the lender's happy with everything, so should be expecting a formal offer by the end of this week, but we are away this weekend so hopefully there will be some good news in the post when I come back on Tuesday
  • Hi all

Not joined this thread before, but I've been avidly reading and following everyone's progress as we've been getting our own finances shaped up for mortgage application. Your help, although you didn't know you were giving it, has been invaluable so thank you.

    So- our timings are:-

    Halifax Help To Buy (95%)

    DIP given 19th August
Offer on house made and accepted 3rd Sep
    Full application made 10th Sep
    Valuation fee taken 11th Sep
    Valuation booked 12th Sep
    Valuation completed 17th Sep
Confirmation of mortgage approval (via broker) same day, 17th Sep
Mortgage offer received in post 23rd Sep

I am so happy and relieved, I really can't believe how quick and painless it has been

Good luck to anyone else out there waiting

    Hi

We're just beginning the Halifax process, but are still awaiting our AIP.

    20/9: Viewed property.
22/9: Made an offer of £58k.
23/9: Offer accepted, called London & Country brokers that evening to find a mortgage, Halifax seemed the best option, so we emailed payslips.
24/9: 'digital' payslips not accepted, so I printed out the same digital payslip and scanned and emailed that instead (accepted).
25/9: Still awaiting AIP... Apparently the application is queued?
25/9: Contacted L&C broker to query where the AIP was as the EA needed it to confirm our offer, AIP is finally emailed at 8pm.
26/9: Called broker in the evening to check at what stage the application was. Broker said it was 'in a queue' and would be looked at next week.
29/9: Searches ordered, homebuyers survey (ours, not Halifax's) booked for next Tuesday, no sign of mortgage application being submitted we presume as no fees have been taken from our account. Emailed broker to check on progress.

    I'm very impatient...

    *UPDATES*

29/9: called broker to find out if the application had been submitted (he had told us that it would have been submitted fully by the 26/9 ...).
30/9: Email from L&C allocating us a case manager, and confirming the application had been submitted. Now we need to send original payslips (last month only) and proof of deposit. Some small typos/errors in the application so we emailed the case manager to query this, and also asked her to confirm what would be accepted as proof of deposit (which is coming from parents).
1/10: Phonecall from EA to alert us that there is another survey being carried out on the same day as we booked ours! After my initial alarm (thinking that the vendor had accepted another offer), realised that this was Halifax's valuation survey already booked.
1/10: Several phonecalls to L&C during the day to find out answers to previous day's questions (no response). Called our original L&C advisor in the evening, who said that 'reading between the lines, from what Halifax have requested (proofs of payslips), they've already provisionally accepted your application'. Trying not to get too excited about this news before official confirmation ...
2/10: Finally a reply from our caseworker! Apparently pdf's are ok ... (they asked for originals, but now accept pdf?). We had sent off originals that morning anyway.

Reading through this thread, we're cautiously optimistic that our offer may come through very quickly after valuation next Tuesday. Our water/drainage/sewerage searches are already back, the local authority advertises that their searches only take 3 days, and the vendor's solicitor has been in contact with our solicitor to confirm there is no chain, nor any problems so far. Is it madness to think we may exchange and complete next week??

We certainly won't be recommending them. Quite the opposite! There seems to have been no real excuse for their heel-dragging and a fair few 'promises' to call/send info that have been unfulfilled.

Our application is now with the lender apparently. Fingers crossed for smooth running from here.
