hi, i hope ths is the correct forum.
i have issues with lodgers who i have found to be dealing drugs from the room, or consuming them.
how do i evict them as they are refusing to leave?, do i call the police to reomove them?, or do i have to pay a bailiff?, thanks.

Do they ever leave the house?
Next time they do, change the locks.
Have you informed the police of the dealing? Do so
a) to make clear you are not involved and
b) so that they know you are doing an eviction, and why. That way if there are problems you can call 999 (assault is a criminal offence and only requires the threat of violence) and not end up being charged with possession/dealing drugs.
Lodgers have few rights and can be evicted with 'reasonable' notice. If they are dealing drugs, 'reasonable' is same day.0 -
Are the police aware of what's going on?
Assuming your lodger is genuinely a lodger and not a tenant, give him 24 hours written notice then change the locks as soon as he's out the house any time.
If he doesn't leave call the police, "I want to evict my lodger but he's not leaving" will probably get a minimal to no response but "I've discovered my lodger is dealing drugs and he's refusing to leave having been given notice to do so" may work better. Even better if you can arrange a locksmith to be available there and then, change the locks at the same time.0 -

IT will cost about 10 quid to change the barrel on your front door lock.
Having given them notice, you can do this any time they leave the house.0 -
Call the police and inform them of your lodgers activities.
Then change the locks while they're being questioned down the station and put their belongings in bags out the frontI have a simple philosophy:

one of them is consuming the drugs and one other is dealing them, ones term ended over a month ago and is saying i have to give him 2 motnhs notices, while the other has no contract yet as he has not paid his deposit in full and he is the one delaing the drugs0

do i have to give them a dated letter of notice of eviction etc?, or is a oral notice any use?0

i also have a email from my internet service provider saying that illagal file sharing is taking place, i have changed the password so they cannot use this anymore too0

Have you not called the police already? Don't use 999, use 101 or go to your local police station to report the illegal activities and get those locks changed the next time they're out of the house!I have a simple philosophy:

Don't not do anything yourself. Call the police now. These people do not sound like the type of people that you want to be taking on yourself.
