    asking prices for london are slightly higher in nominal terms in november compared to may. however, as you well know RM only records the initial asking price, not price adjustments made by the agent. in the areas i'm monitoring may had just over 10% of entries with a price reduction while just over 6% had a price increase. in november over 28% had a price reduction and less than 5% had an increase.
    in addition, demand is significantly down compared to may, giving the buyer more bargaining power.

    Haringey up 1.3 % 14th October - 14 th November. Greater London up 0.8 %. The usual expected fall in November is reported as 'best' this year than the last five years. Availability of housing stock at estate agents at lowest level ever recorded for this time of year ...

    Why not break the habit of a lifetime and provide data to support your assertion?

    It's a weak debating position to make an assertion and then spend months saying hahaha every time it's blown out of the water.

    Why not start by explaining exactly what peaked in April or May and taking it from there?

    a colleague of mine has had her house on the market in CHIGWELL for about 3 months and has received one offer below the asking price which she rejected because her house is worth more. she says that house prices are going up and (like you lot) quotes various indices which prove that they are. meanwhile, back in CHIGWELL...

    That house I mentioned a few pages back that went up for sale at £60k more than best price achieved on the road which was earlier this year has just gone sold subject to contract.

    A colleague of mine just sold her one bed flat in Walthamstow for 40k above asking price after being on the market for only 17 nanoseconds.
