When is a room, not a bedroom?

I have a 2nd 'bedroom' in my flat that is 10' x 5'6".
I rent and the landlord described it as 1.5 bedrooms, which I thought was fair of them. I only use it as a box room anyway, and was pleased to find a flat that had a little extra space.
However I see identical flats in my block advertised for sale as 2 beds, and I know there are families living here with 2 children. When I was a student, the room I was in for my final year was 8' x 6', and straight off the kitchen of the shared house. I survived. Somehow.0

I went to look at a house once that was described as a 2 bed. 1 single, 1 double. When I went to look, the single had 1 bed in exactly. No door, because then the bed wouldn't have fitted and a curtain rail above the bed as a wardrobe. I wish I could say that the double was better, but no. 1 double bed, touching 3 sides of the room and a rail above the bed for a wardrobe. Clearly someone had taken a 1 bed and tried to make more money, put it amazed me how much people are willing to take the proverbial!0
