I'm not sure I can answer your question, but yesterday I had an alert from Rightmove for new listings and saw a one bedroom property for sale. Link below. If this is classed as one bedroom then I'm sure anything can be.

Haha, this reminds me of an argument I had with insurers and I was wrong...
Clients wanted house insurance, they told me there was 4 bedrooms and a study which was too small to be a bedroom. Went and spoke to the insurance people and they said how would the house be marketed if they put it up for sale.... 5 bedrooms was the answer from my clients.
So it had to be insured as a 5 bedroom.

The house is strange i've discussed it on another thread, its an upside down house, the small room downstairs has a window that opens onto the conservatory not outside/freshair & it houses a boiler. We would move rooms back upstairs anyhow, even then there isn't room for three doubles & a hallway. It was more out of interest.
Oh I get you now. I thought you meant the classic 1930s semi because the third bedroom can often be tiny in those! In some European countries that size is only legally allowed to be described as a "half room"!
Sounds like you have some serious rejigging to do, OP! A tiny room without a proper window sounds very claustrophobic.0 -

My bedroom when I lived at my parents house was only 9Ft x 6.5Ft. This was a 1960's semi and I managed to fit in a bed, computer desk and chest of drawers. It had 2 built-in wardrobes above the 'cut-in' over the stairs.Never Knowingly Understood.

Third bedroom sizes are the bane of my house search. We aren't interested in a 2 bedroom + box room but you have to accept that many average 3 beds will be configured his way. Look at 1930s-40s style terraces and semis - quite a decent amount of space downstairs but third room is always a box room above the front door.
Personally around 7-8 sq m is probably the smallest I would accept as a room but most box rooms are often around 2.3 to 2.5m square.
I do think classing something under 4 sq m as a bedroom to be taking the mick but I've seen them.
What annoys me is when you see places advertised as 4 bedroom with a price inflation to match but two of the rooms are so small I think you'd be better off reconfiguring as 3 good sized bedrooms or turning one into an en suite.0 -
A friend of mine is selling a two bed flat and the second bedroom is only 8' x 5'8"!
I think their EA has pushed it as a 2 bed, as they've had about 30 viewings in a month, but I'm assuming the lack of offers might be down to people realising how tiny the second bedroom actually is when you see it!Should've = Should HAVE (not 'of')

Few other countries are so hung-up on the purpose of individual rooms as the UK is. They mostly just describe the house in terms of the actual floor area and total number of rooms.

Yes, they do it that way in Spain too. Our house was described on the deeds as having three stories and x number of rooms. What we used them for was our business.(AKA HRH_MUngo)

In that case I'm obviously treating my son as Harry Potter as he is in our 'box room' with bed, drawers and shelving.
It's a late 70's house and you don't find many with large third bedrooms, particularly in the south east!
