When is a room, not a bedroom?

Hello, I've currently offered on a property, waiting decision. It is listed as a three bed but the third bed is 9'6" x 6'8" so too small for us.
But the house has potential we would split the space into two bigger rooms, but is there a cut off-point when rooms are classed as too small to be a bedroom?

I believe it is 6.5sqm buy it is mainly ignored, your third bedroom is similar in size to my daughters room, she has a bed, wardrobe and a set of drawers.
If you rent a council house in Ceredigion and 2m by 2m cupboard without a window is a bedroom.0 -
I'm not sure I can answer your question, but yesterday I had an alert from Rightmove for new listings and saw a one bedroom property for sale. Link below. If this is classed as one bedroom then I'm sure anything can be.

so a single bed is approx 35 in × 79 in (just shy of 3 ft by just over 6.5ft) so 'technically' you 'could' fit a single bed in it.

According to those this size would only be suitable for a child.
These are the regulations which have been used to uphold appeals against the bedroom tax.0 -

Do you consider the EA has misrepresented the house to you in some way? Many houses have third bedrooms/box rooms/nurseries/home offices similar in size to the dimensions you describe.
Surely it's a case of:
you see it - you like it- you put in an offer
you see it - you don't like it - you don't put in an offer0 -
The house is strange i've discussed it on another thread, its an upside down house, the small room downstairs has a window that opens onto the conservatory not outside/freshair & it houses a boiler. We would move rooms back upstairs anyhow, even then there isn't room for three doubles & a hallway. It was more out of interest.Received £2,626.00 in PPI -2013:j
