  • Right so he would need to be seven years out of his bankruptcy then? Surely our mortgage advisor should have know this? He was reommended to us by friends but I am not sure if he was the right choice now. Where do we go from here? We are going through the application properly tomorrow so should we say we have changed our minds? And as he says this is the only lender that will lend to us then is there anyone non high street we can try ourselves? Or should we just wait and see if it goes through or not? I am very aware of multiple credit applications causing our scores to drop and will wait another year if needed but just really want my ex husbands name off the property.

    Aldermore do a soft footprint credit check.

    But, tell him you have been on the aldermore website and you have read the criteria and have some concerns - see what he says.

  • Ok thank you so much for all your advice. He is really easy to talk to but I do wonder if he is as good as our friends said. The first lender he went for was Nationwide who don't like unsecured debt yet my partner has a hp loan for our caravan that we are hoping to clear with the remortgage. I think I have done more research than him so not really sure what we're paying for!

    He may not be fully aware of the facts yet.

    The bankruptcy will most likely not be on the credit file.

    Perhaps he believes you are satisfied 6 years.

  • He knows the date of the bankruptcy as we originally saw him in May and had to wait til it had dropped off the credit file in June so are only just sorting it all now. Just been on Experian and he has 2 recent searches for Nationwide and Aldermore on his credit file yet nothing is showing on mine yet so it is probably too late for us to try anyone else now do you think? I think they are full searches as both say Mortgage Quotation and his score (I know meaningless) has dropped. Only signed back up for a month while this is going on

    If the applicant mentions bankruptcy the first question you ask is when was it and when were you discharged...

    Im all for giving people the benefit of the doubt but to not check something like bankruptcy with the lender is a little worrying.

  • So what I should do is ask what his answer was to when was the bankruptcy discharged as this was exactly a year after, so June 2009? So we would only be 5 years our technically. Do you know of any lenders who would accept this if we decide to forget this application? Or is it too late with 2 searches now on his file?

    You have engaged a broker. He should know your case. He is best placed to discuss your options.

    We are simply saying it is worth questioning the timing of the bankruptcy in case it has not been picked up.

  • Sorry if I sound a bit thick but have never used a broker before. If he decides we shouldn't go for this mortgage deal and can't place us with anyone we still pay his fee don't we as he has done the work for us?

    It depends what terms were agreed.

    In our case, you would have invested £99 to cover our initial time exploring options.
