You've started with your desired conclusion (prices are crashing) and asking prices going down proves this. However asking prices going up proves the house was a gift in the first place so prices must be crashing.
The methodology is ridiculous to start with but don't you see any flaws in how you're interpreting the data?

You can't have it both ways. If the last house sold is a higher price and that proves prices are falling then the opposite must be true.
The best I can see happening based on your extensive research is some moderation in increases or slight falls and that's only if Walthamstow is representative of London as a whole.0 -

This is like Rightmove Tourettes.
There are no recent sales in Rodney Place and if this sold for £350k it would set a new high for similar neighbouring properties.

It's what I did. I knew the builder was struggling to shift a few units during the recession so made a cheeky offer - they didn't laugh in my face but weren't far off. I just told them it was my final offer and although it was less than they wanted I really wanted the place and was, as far as they were concerned, a cash buyer.
I got the 'phone call 6 weeks later...0 -

they didn't laugh in my face either but i'm sure they did mentally

I just feel sad looking at the Rodney Place one (Well named; "This time next year Rodney, this time next year") The public are just so so stupid, and the bankers totally criminal. Tragic what the UK has become.0 -
