    If he had bought 3 months ago he would be in a 3 bed semi instead of a 2 bed terrace for only £15k more.

    It is pointless looking for properties that were overpriced in the first place. The market is full of them. In reality the properies that actually sell were priced much less and only just above the selling price.

    I find the amount of time during the working day you spend on here curious...

    The 'loft room' means it's effectively a 4 bed house (albeit the third room is tiny). Number 13 also looks, from the photos, to have been modernised and has been better presented. Horses for courses - given there is only £10k between them it's neither here nor there.

    Definitely not evidence of prices falling

    Whilst I agree we're not seeing prices crash and London property is still very expensive, I do think we're seeing an end to the ridiculous over-valuations that were prevalent at the beginning of the year.

    although its by no means scientific it does give you an idea of how overheated the market is.
    during the months running up to the peak i don't recall seeing any house up for less than a previous sale on that street.
    its also amusing to see the excuses you bulls come up with.
