    But if they are offering you 85% or even 90% you are not getting the 95% HTB deal you were chasing and you will end up unnecessarily paying over the odds compared to sub 90% deals available elsewhere?

    We were originally chasing the 95% HTB deal, if we can put down more of our savings and get the mortgage at 90% I am happy with that as we will benefit from a better rate, obviously.

    Am I right to believe that if one of the biggest lenders on the high street rates us at A4 for credit, we will probably struggle to get on the HTB scheme with other lenders since the requirements state A1-A3 for credit?

    I just want it sorting now, everything else is done. As soon as we have our mortgage offer, we will complete and exchange asap.

    Which other lenders would you recommend?

    We already applied with Santander/Abbey via the awful broker... He told us that they weren't happy to offer us a mortgage based on the way in which my partner is paid. Although not sure how true that was, or if he even made the application in the first place.

    P.S. Been trying to sort a mortgage for exactly two months now. Been dealing with Halifax directly for 24 hours and finally feel like we are getting somewhere. Never taking recommendations from estate agents again!
