We were told due to changes in April it can't all be done in 1 meeting anymore?!
Are you in the process of applying with Halifax, too?Nervous first time buyer!0 -
Yet another Estate Agent broker causing issues.
Does he not have a manager you can refer to.
You need to be careful here because as mentioned, a submission of details from you that differs from the information submitted be a broker could lead to a decline.
It appears of course that there may have been no submission.
Who has the SA302s and other documentation? The broker?
P.S. He is an 'independent financial advisor' and works for a local finance company on a self-employed basis. If he does not return our documentation I will certainly be contacting them.Nervous first time buyer!0 -
Have you not given the 'firm' the opportunity to explain why you have had no service? Has he fallen under a bus? Has his dog died?I am a Mortgage Broker
You should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it. This signature is here as I follow MSE's Mortgage Adviser Code of Conduct. P.S. There were a couple of dodgy things about this broker in the first place. My partner wasn't 100% but he seemed like a nice enough guy and he did send us a decision in principle very quickly. To be honest, I am relieved to be going to the Halifax directly now.Nervous first time buyer!0 -
An AIP has been submitted, you need to ensure the details are correct.
Did he not submit a full app based on SA302's not providing the bigger picture?
As I mentioned before, the brokers either a k*ob, not submitting the app or that the SA302 dont make it fit.
Nevertheless, if it's a no go app they should st least inform you that its going nowhere.0 -

From my experience Halifax have been great. I went with them as I bank with them and had previously gone through part of the process with Lloyd's which they epically messed up but fixed it and issued compensation
Always that's another story... With Halifax I called them as I needed an AIP and they said I neeeded an appointment so I did and a London branch manager called me back and booked me in for two hours later. Went in with all my papers ( passport, employment contract, wage slips, proof of address etc) and came out quickly with a AIP
My property offer got accepted so I called the mortgage advisor at Halifax who provided me with a direct number ( no call centres!) And again they were able to schedule a meeting when ever I needed so managed to get one a couple hours later.
Walk in with a full budget and stress tested my self with various rates and options in terms of budget cuts and how long I could live of savings etc as well as proof of benefits I receive . and brought in all the documents I brought in for my AIP + the AIP itself ( don't forget the property details, I also has already instructed a solicitor but may be worth going via Halifax for some extra cash back as they had a massive list of options including the one I had already selected)
Came out with an offer subject to valuation and a couple days later th valuation was done and the advisor personally called me to tell me about it and how it was acceptable. And tgey send my solicitor the details.
So where am I now? Exchanging this week and competition is planned for next week. Keep in mind all this started mid July
Over all I am shocked with how amazing Halifax have done so far!0 -

We were waiting on the SA302 to arrive so that the broker could make the full application. He said it was best to send everything off together, which made sense.
Halifax definitely never received a mortgage application.
Thanks for the advice.Nervous first time buyer!0 -
