I marketed my flat in Edinburgh last January at the top end of the estimated range and found a tenant within a couple of weeks.
To be fair though, rents in central Edinburgh aren't too outrageous for tenants. I get a gross rental yield of 5.3% on the peaktastic price I paid for the flat in 2010.0 -

You're spending what little credibility you have if you're trying to persuade anyone that £300 is a typical rent in Edinburgh when there's not a single rental available on Rightmove for anywhere near that price. I agree it's likely that there might be some kite flying going on but get real - the cheapest flat is around £650!

I agree it's likely that there might be some kite flying going on but get real - the cheapest flat is around £650!

Well, I lived in the area for 4 years (as a tenant and as an owner) and rental property always seemed to shift quite quickly. I found my tenant after two weeks. And according to Citylets, there are currently 6 properties available to rent in the whole area, and none on my street of approximately 200 properties. So it doesn't look like voids are a big issue for landlords in the area.0 -

Rightmove isn't the best indicator - Citlylets is the most widely used letting website in Edinburgh.
If you look on Citylets at the 164 available flats in the city centre, you will see that there actually two at under £500 (cheapest is £470).0 -
