    I know you and crashy think property is overpriced but that is not a fact and I would consider living in a single room and having to share toilets and cooking facilities hell.

    Depends on what part of the country you are in. In London most people can see they are beyond overpriced.

    Very expensive I agree but overprice I'm not sure and nobody can be.

    Without the benefit on hindsight it is sometimes easy to pay a bit over the odds, I did once in Tooting. I bought a 3 bed house for £72k in 1992, I rented it out and made some decent rental income, then I sold it for £135k (although I did spend about £15k on it)sometime in the late 90's, I can't remember exactly when.

    in 1992 we didn't have deflation looming

    That doesn't make any difference, because it depends upon your interpretation of the market value considering all current factors at that particular time, and I already said I think that I overpaid. But I wouldn't expect you to understand anyway because you are not objective enough and you seem too wary/afraid to take on risk, I get the impression that the moment will never be right for you to leap in and buy, which is why you didn't buy last year when prices were about £70-£80k cheaper in the areas that you are looking.
