Can you sell a garden granny annex?

I am thinking of buying a house but it has a self contained wooden granny annex in the garden which has bathroom and kitchen. It takes up about a third of the garden and I don't really want it however imagine I am paying considerable amount of value of the house for it.

Can I sell it?!?! Any idea what these are worth i.e what I am paying for it as part of the house price?!

    Size, style, construction materials, ability to move it- eg access , age would be affect the answer.as well as location and total value of the property. You' need to be a bit more spectic -at the moment it's how long is a piece of string . You might get some indication of how much of a premium you are paying by looking at recent sales of other properties in the road however.

    Ironically I'd love to have something like this in my garden :D

    It was built 5 years ago and is roughly 18 by 13 or 234 sq ft. I can't imagine how you could move it as a unit only dismantle it and rebuild it. I take your point about value of other properties nearby and it leaves me to believe it costs anything between 15-35k! I do want the house just not this part of it so just curious if there is much I can do about it.

    would need its own access etc to be sell as a seperate unit

    planning restrictions may also its not possible , look at the orignal planning permission to see

    Ask the vendor? Who supplied it? What was the construction like? May well be two units that can be unhitched and craned out?

    You would also have to move it onto a separate lease, which can cost anywhere from 1-5k depending on complexity and easements required. You need separate access. You'll need a certain area of amenity space. You'll need separate gas/electrics/water meters (1k+) or you'll have hassle of shared meters.

    I've no idea what the residential status would be, you'd need to talk to planning as this would impact anyone's ability to finance it. Could split it off and sell it as a holiday home, many would just cash purchase it.

    So all achievable, just depends how much you want to spend, the impact to your current mortgage (if you have one), and if you want the hassle.

    I have no interest in renting it out. If we keep it we would use it as a study/office or play room. I would mainly just like to get rid of it!!!

    I'm not sure if logistically this would be viable or who would buy such a thing!!! It is very attractive to look at and currently houses granny (not mine!) but not really essential for our needs.

    If you don't want to pay a premium on the property for having this annexe..... buy a different property, cheaper, that does not have one!

    Most people would consider this an asset, and it should make it easier to come to re-sell the house (provided you maintain it).

    A very sensible suggestion however we are desperate to buy a property have been looking for a very long time and this is perfect otherwise and very few coming along in our budget.

    I am also worried about resale and if this would help or hinder so thank you for comment!
