Can you sell a garden granny annex?

    That's the thing. Is this going to be your Forever Home? If it is, then it will sell on eventually including that premium you will have to pay for it, so its only a loss to you if you want that bit of garden back that its sitting on.

    I think we can all think of lots of uses for such a space:
    Home office, extra bedroom, teens/adults who should have left home but cant afford to "separate space", granny herself, hobbies space, etc.

    My parents have a granny annexe (1 bed with kitchen & bathroom) on the side of their house which they rent out for £550 per month. It can be worth looking at rental or Mon-Fri lets as they can be a great source of extra income. When it has been empty, it has been great for extra guests or for older teenagers to use.

    I would advise checking whether it is classed as a separate dwelling as normally they are when they include a kitchen. If it is it will be liable for Council tax (my parents' annexe is classed as band B).

    Thank you it would be a huge asset if we could rent it out and help pay the mortgage but I think it will be classed as having a 'tenant' making us 'landlords' and bringing with it all the associated costs and requirements! However you make a good point and perhaps this is worth looking in to...

    You may have to pay council tax on it if it is habitable with a bathroom and kitchen.

    Holiday let it. Not tenants then. advertise it on airbnb.com - there's one near me that asks £50/night and you have to traipse up the garden to the house for the loo/kitchen.

    Virtually every granny annex built in the last 25 years has a planning restriction saying that the annex can't be sold separately (i.e. as a "stand alone" dwelling), it must be sold together with the main dwelling.

    If the building could be removed and sold off site, the amount you received (less associated costs) added to the value of the now annex-less house would probably be a lot less than the house with the annex.

    Also 18' x 13' is tiny, even if you could sell it as a "standalone" dwelling, very few people would want it, unless they're fan's of George Clarke's "Amazing Spaces", or The Tiny House People.

    Can't you buy a granny online somewhere? It'd be the easiest solution.

    More seriously, I can't see such a structure adding more than a couple of thousand (and more likely reducing by a couple of thousand) to most properties, unless of excellent quality ....

    No doubt the owners believe it adds thousands more than that.... and dissuading them of such a belief may be difficult.

    If you don't know you want the structure, get a price for its removal and disposal before you proceed, even if such an action is a last resort.

    When you say "sell it" - are you talking about selling the building plus plot in situ, or are you talking about dismantling and moving the building?
