Not much I can add here other than to reaffirm davidmcn's post re the contract
Sadly documents can be lost, by anyone, so when it happens they have to be replaced otherwise the legal requirements have not been met, especially with regards execution of the Transfer.
Not sure why losing the TR1 would be seen as suggesting a fraud or anything fishy having happened. Presumably the TR1 is in the same names and for the same consideration (purchase price) so if nothing has changed, then difficult to see what benefit exists for them or you in continuing the delay/issue.“Official Company Representative

In relation to those saying this should have been noticed at completion - is there any reason to think it was lost before completion?
There's no reason to suspect fraud. It's most likely that the conveyancers misplaced it - it got left in a photocopier, or slipped into the wrong file, or alternatively that it was lost in the post / DX on the way to the Land Registry.
It is not the fault of the buyers and it seems rather petty to try to delay matters and cause them stress. Why not be the better person?All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
This exact same thing happened to my brother in law a fair few years back. It prevented all kinds of things (a secured loan was needed to sort some problems out with the house, but the loan could not be registered or something because of this form), my BIL solicitor said that they can make the vendor complete a new one but can take time, plus the vendor was a right idiot, who gazumped my BIL twice (he really wanted the house, so had to keep increasing the price, plus the vendor even tried it again after exchange the tit, until he was told no) so we knew the vendor would drag his feet, which he certainly did.
After a while we though balls to this, we knew where he moved to, so we went over to pay him a visit. Let just say after a few snotty noses, the form arrived at the solicitors 3 days later.
Be careful of karma, because it will pay you back, your in a position here to make them sweat, but don't over play it. If you really want to make them sweat, id say I am going on holiday for a few weeks and I will get it done on my return, then after a few weeks fill in the form, like the mantra goes "don't be a c**t".0 -
Thank you all for the replies, the have been very informative and amusing.... special thanks to Land Registry representative for clearing up my worries.
I shall be returning the TR1 form filled in again in the coming days and hopefully this will lay to rest the sale of my house and we can all get on enjoying our new homes in peace!
