Conveyancing soliditor on maternity leave

  • So the conveyancing happened though we weren't informed that completion had taken place, found out by chance how to collect keys & didn't get some key issues resolved, including car parking/access, which may well require us to incur further legal costs quite soon.

    I submitted a complaint, detailed all of the issues & just received a reply saying she doesn't know why I've complained, denying any of the issues, including the issue with contract numbering, which she puts down to a land registry convention. (All numbering is within the same section & while she was away having her baby her assistant told me to amend the clause numbering so obviously thought something was wrong!). She said such legal documents aren't usually page numbered & I may well have made them legally invalid by changing numbers. I'm starting to feel like I've imagined the issue but I'm sure I am right. Anyone in a position to take a look at the doc for me & give a (semi-informed?) opinion?

    I've just been through a legal dispute and solicitors will say that black is white if it gets them off the hook. Her PI insurance will not allow her to admit anything anyway and she is hoping you will just go away as it will be costly and stressful for you to take them to court.

    Oh, and don't underestimate the stress of a legal dispute and if you are suing a solicitor, multiply that 10-fold.


    I feel very sorry for you and feel you should get some compensation, but the way the law works, it will be very costly proving it.

    On that point yes, I think you are imagining it. Sounds a bit sloppy but nothing which really matters - if it's a transfer document which you are registering then where's the scope for any fraud? (leaving aside the fact that both parties already have a copy of what was agreed).
  • The mis-numbering was in the buyer's covenants so part of the list of the restrictions that applied to us. Effectively the seller (who was being quite difficult about things) could have added in an extra page of requirements because the numbering implied that there were 7 extra clauses missing.


    No plans to sue, we can take the complaint to the Law Society.
  • Oh and there is the fact that we were told to change the clause numbering by the solicitor's assistant then the response to our complaint said that we shouldn't have done that, so all was very muddy & confusing, caused by us not being able to actually contact her.
