    Earlsfield SW18 is lovely and Rightmove have loads of properties within your budget. The mainline train goes to Waterloo (takes about 15 minutes). There are lots of green spaces nearby, with Wandsworth Common just up the road, and Wimbledon, Tooting Bec, Mitcham, Putney and Clapham Commons not far.

    Nice, but a bit of a schlep to Hoxton (as we Londoners say).

    Shepherds Bush. In the triangle between Goldhawk, and Uxbridge Road. 2 tube lines and the overground and the 94 bus to central London all night. The nearer to SBM tube the better. 1 beds go for under £300 a week which is yield of about 3.3% on what they cost to buy. It's surprisingly good value to rent.

    Shepherds Bush is horrible!

    Bits of Shepherd's Bush are actually pretty nice. Brackenbury Village for example. But it takes roughly 45 mins to get to Hoxton from Goldhawk station.

    Most of Lewisham Borough would fit the bill. East London line up to Hoxton and most overground train lines in Lewisham go to London Bridge. Look up the Lewisham Model Market, some Dalston hipsters have brought their street food market down south. New Cross, Deptford, Honor Oak, Brockley, Ladywell, Hither Green, Forest Hill all have good bits (and not so good bits, but you can spot them from having a wander around).

    Also, Surrey Quays is on Jubilee Line and East London Line. There is a lot of dense council housing around there but still some nice bits.

    Also Canada Water & Rotherhithe might just work (Overground + buses/Jubilee Line to London Bridge)

    I'm guessing Wapping/Shadwell/Whitechapel will be too expensive.

    Ok, the green is nothing to write home about but as a place to live it has a lot to recommend.

    dozens of restaurants in Westfield
    Albertines
    fantastic transport on multiple lines to the City and West End
    direct bus to Oxford every 10 mins
    the Empire
    Cabs will take you there


    The Uxbridge Road is a busy multicultural shopping road until very late every day which makes it feel very safe. There are always people about past Midnight and so you can walk home from the tube quite happily. Quite residential streets don't always feel safe at night. Busy is better to me.
