Affordable/nice areas to rent in London?

My partner and I are looking to move out of our shared accommodation into somewhere smaller and more cat friendly, as we gained an unexpected stray feline addition to our mini family at our current address! We live in Stepney Green (E1) and I really like this area as it's very central and well connected in terms of transport, but it's still quiet and family friendly. We know all of our neighbours which seems to be a rarity in London. I work in London Bridge and my partner works in Hoxton, so would like somewhere on near the Overground/Underground.
I was wondering if any Londoners here would recommend some areas that are still (comparatively) affordable for rental? We don't want to go too far out as all of our friends are still around the East End, but this area is very expensive. We're lucky in our current place as sharing with 3 housemates has reduced our overheads a lot, but we want our own space now.
To give an idea of our budget... We'd like to not pay more than £350 per week. We are realistic though; 4 years ago I was paying £650 per month for a mattress on a floor of an 8-person household :eek:, so I realise we won't get much for our money!
Where's good that we should check out??

As a general rule, south east London will get you better VFM than other areas.
I would have thought plug your details into Rightmove, and come back and ask for opinions on different areas.0 -
You're not being specific about what you want. I'm sure you could find something around Stepney Green for your budget, but it may not be the kind of place you really want. So what do you want?
As Cornucopia said, SE London has good value for money, and also has pretty good connections to London Bridge and the Overground... but if you're determined to stay in north of the river, it's a non-starter.

Suggest you look at Honor Oak - the station there has direct trains to both London Bridge (10 mins) & Hoxton (25 mins). It's an area with lots of terraced Victorian properties, mostly converted into flats which tend to be a good size. It's fairly green for Zone 2/3, with several parks.
There are local shops along the main street, and more extensive shopping in nearby Lewisham.0 -

West wichkam and hayes. You get a nice 2bad flat/maisonette for £1100-1200 PCM. Direct train - 30mins to London Bridge. Travel card zone5.
I live near Beckenham Junction station. Good connections to london bridge from here
Absolute value for money would be Orpington. 15mins to London Bridge. There are some really nice areas within 0.5 miles of the station. You need to choose wisely as there are rough areas too.

You need to look at the South East. Brockley (I live here), Honor Oak, Forest Hill, Sydenham are all nice area and still fairly affordable, by inner London's standard. You can get the overground to Hoxton and the national rail to London Bridge.
A year ago we never thought we could live on the south of the river. Now we can't think of living anywhere else in London.0 -
A lot of the North/South (London) divide comes from the lack of tube services. The development of the Jubillee line, DLR and Overground is starting to address this.
Brockley/Honor Oak is ideal, since it has two rail lines and the Overground, too.0 -
I'm in Nunhead (next door to Peckham), you would definitely find a property here for that budget. It's a really friendly area and there's lots of green spaces nearby. I'm less than a 10 min walk from Queen's Road Peckham which is on the London Overground route and also has trains to London Bridge. Also Nunhead station has trains to Blackfriars/St Panceras and Victoria.Starting Mortgage Balance: £264,800 (8th Aug 2014)

Walthamstow if affordable. (Vic line, change onto Northern for LB, or overhead into Liv St for Hoxton.)
Or go back up the overhead a couple of stops to Highams Park/Chingford.
Leytonstone/South Woodford/Wanstead if affordable.
Off for a little RM search. Let us know other fixed requirements (1+ beds? Garden? etc)
