Thank, I will do and yes, that would be good!! Again, apologies for complicating the issue I just know I have 1 shot at this and I want to make sure I include anything that helps. I'll write and post the part I intended to on contract with the land owner and wait for Coupon-Mad to comment on the other part before I tackle that bit. I'll also upload the refusal letter and pcn.

Is that because even though the signage states contractually agreeing to the fee the letter cites breach of contract? You can't do both surely?!
