Pretty annoying when it happens must admit. Thankfully we finally completed on a house last month but not without drama. Our 2nd bid was accepted and we got things in action to get the mortgage dip asap, We sent it through within 48 hours and heard straight back saying unfortunately someone else ha put a higher bid before our DIP was received. We were gutted and started looking again. Miraculously 1 week later they said this buyer had pulled upon viewing the property (apparently they had bid without viewing) and was our offer still on the table - it was and we eventually (After 6 months of site investigation and mining issues / remedial work!) got the property.

During the mining issue period we continued looking due to the uncertainty of the remedial work being completed) and we found a lovely place offering full asking price upon viewing and sending in our mortgage dip straight away with the condition its taken off the market immediately (we weren't chain buyers). After chasing the agent 7 times and them saying not received yet, oh yes its come through, someone else is dealing with, yes we'll put the offer through to the seller shortly etc - 1.5 days after putting in our bid they came back to us saying they'd also just received a bid of a similar amount from a couple who's position they knew well and would we raise ours? We said no. Few months later we noticed it was sold for £2.5k less than our bid, upon asking around we discovered the couple that had bought it were chain buyers who sold their house through that agent. Wonder what bs the agent fed to the buyer about us for them to accept a lower bid.
