More of a rant post to be honest as there's nothing I can do about it now but i'm just a bit confused about what just happened to me!
Saw a house - fell in love put in an offer which got rejected - fair enough expected that.
Put in another offer and was told that other people had been for a second viewing and they might be putting an offer in but hadn't as yet.
They said they will put my offer forward and get back to me - that was thursday morning.
Hadn't heard anything back by Monday so rang them.
They said they'd received another offer on saturday from someone else which was slightly higher than mine so i said ok heres my next offer - is that better than the saturday offer?
Yes significantly better they said - happy days i thought.
Had a phone call half hour later to say it had been rejected by the vendor as they had already had it in their head they would be accepting saturdays offer so decided to go with it - however if i were to raise my offer by another 4k they would consider it.
I couldnt do that as my last offer was my max.
So they have accepted a much lower offer from someone that hasnt yet sold their house and has no decision in principle yet im in no chain and have my offer in principle?!
If they had rang me to tell me my previous offer had been rejected i could have upped it on the day before the others put theirs in
How on earth are you supposed to buy a house without chasing every day and seeming really keen when they dont tell you that your offer has been rejected?!

That's quite a poor show from the seller, you can only assume that they had a good feeling about the people buying the property and they (for some reason) really want them to have it. I'm sure something else (hopefully better) will come along soon.I'm proud of my advice, if others want to look I say enjoy the show!0

Unfortunately its all a game but you don't know all the players.
Thats the risk of offers under asking price I guess.
Make it clear to the EA your situation and if needs be pop in with some documentation to back it up.
Then sit tight with the weighting game.
Of course the EA could be lying !, it does happen.0 -
Sit back - it would not surprise me if the agent comes back and tells you the other people have pulled out and your offer is now accepted.

We were in a similar situation recently. We put an offer on a place (a couple were selling it after one of their parents had died and left it to them) and we were told that the vendor's wife had recently died and it was her funeral that weekend so we'd have to wait for a response. The EA promised us they'd keep us updated. We knew there was a second viewing booked for the weekend and that they might put an offer in, but when we heard nothing we assumed they were still pondering our offer.
Then, at 17:28 on the Monday - two minutes before closing time - I got a phone call saying that they had received a higher offer and did we want to increase ours because otherwise the vendor would be going with them (obviously money helps people to overcome grief quickly!). I wasn't with my husband at the time (I was in the uni library trying to complete an assignment, so really didn't need to be dealing with phone calls like that at the time!) so had to get in touch with him quickly, and he was given half an hour to decide whether to increase or not and the EA would call him. We decided not to bother getting into a bidding war and told them to get stuffed. I was absolutely livid that they considered that 'keeping us updated' - we could have better prepared ourselves if we had known.
On the plus side, the property needed double glazing and the retaining wall was really beginning to bulge (the hedge was beginning to grow quite wild which didn't help) and, with it being a corner plot (i.e. much longer than the neighbours walls), could have cost a fortune to rectify. Since the other person's offer has been accepted, some of the bricks have started to come away - what a shame
I guess we've had a lucky escape really and should be grateful! Very sorry to hear about the outcome of your situation though - that's really unfair0 -
thanks all - im just really peeved that i was the first to view it and the first to offer and my offer was above and beyond the other people yet i still didnt get it! what do you have to do to get a house if a higher offer doesnt seal it for you?! and everyone always talks about dont appear too keen but how can you do that and keep informed?!
absolutely bizarre! i really hope something else comes along although now im going to be comparing every house i see to the last one :-(0 -

oooh im not sure actually - didnt think of that! no way of finding that out either i guess.
the EA's were very off with me from the start - cant quite put my finger on it but they were almost sounding annoyed at every offer i put in and said the other people were "going for it by any means" - almost sounded like they were gunning for them to have it if im honest! or maybe im just paranoid im not sure...0 -

We had these problems too, with almost every EA we dealt with, with one or two exceptions. After several major issues caused by zero communication from the EA, we soon stopped caring about appearing keen and just phoned up regularly to request an update.0
