I second the view that the other buyers probably don't exist and it's just the EA trying to see if you'll pay more.
It seems unlikely that a person who has genuinely decided to go with a "significantly" lower offer (implying a compelling moral reason which is above mere financial considerations) would instruct the EA to inform you that they would change their mind if you went just a little higher. Like oh, we've decided to sell to the mother of this terminally-ill child who's always wanted a cherry tree in his back garden... unless you give us an extra £4k in which case we'll tell her to get lost and shove his wheelchair under a bus while we're doing it.
Buying and selling property rarely brings out the best in people.0 -
Odd how they accept a lower offer BUT if you went higher again, they would accept yours.0

I know exactly how you feel - it took me 18 months to buy somewhere because of several EA's being obstructive. Many properties I offered on sold for less than I offered according to the records so I know there was a lot of lying going on.
Anyway, it all depends how much you want the house (and if you think there is something funny going on) but in the end I sent letters to two of the houses I'd offered on. Neither of the vendors knew anything about my offers and one EA even denied I'd viewed it when the vendor questioned him! I ended up buying one of them.

We offered on a house and were not informed that the vendor had accepted a slightly higher offer from another buyer even though they said they would call us back. We had to chase the EA.
Also put an offer on a house that needed everything doing to it, new kitchen, plaster, electrics, no central heating, etc. We offered lower than our maximum knowing that we were the only people to have even looked at it. The day we looked at for the second time no one else had seen it. The following day we put our offer in. Within 30 mins we were called back to be told that someone else had put an offer in higher than ours, then within another 30 mins someone else had put in a "substantially higher offer than ours" and if we wanted the house we would need to put another offer in quickly as the vendor was close to accepting the higher offer. All the EA would tell us that the higher offer started with a 9. We weren't prepared to play games so told them we wouldn't be putting an offer in of above 90k (which was a more than fair price for it bearing in mind condition, size and location). Couple of months later the house is still on the market.0 -
a similar thing happened to me - seller accepted a lower offer then we found out it was the guys mate. we found another house to buy instead and are nearly through the sale - the other house is still yet to start the buying process due to the guys mate needing to sell his house first. we bet he wishes he'd accepted our offer now0

We lost a house sale to someone I know offered less (it's on the house price stats). The homeowners didn't like us as we didn't want to buy the overpriced tat that they wanted to leave and expected them to put right a few botches they'd made, such as putting an internal plug socket on the outside of their house.
Ultimately we got a better house with a bigger plot in exactly the same place.Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

We had the same issue, viewed house on the Saturday put on offer in, was advised we would get response on the Monday, later on the Saturday had a call from EA was told our offer was likely to be accepted but would confirm on the Monday. On the Monday morning advised offer accepted, and told to instruct solicitor etc. 6 hours later had a further call from EA saying someone else has offered and if we wanted house needed to increase offered by £2500! After discussions we did this as house was in ideal location etc.
Do I believe there was another buyer-probably not but how do you prove this?0 -
