    If you have a manhole cover, there is usually and inspection chamber beneath it where the drains run.

    It would be an idea to find the manhole cover before you plan anything - these things go into the pricing and plan, not left to chance.

    What square meterage will the extension be?

    We've just had a timber frame extension put up.

    Minimal foundations requires as we are on solid chalk, so just slab and footings req.
    2 story Gfl 7M x 4M - Ffl 5M x 4M.

    Frame cost inclusive of insulation, doors, windows, plasterboard, first and second fix joinery £17K + vat.

    Building works - erection, foundation work, bricklaying and roofing £25K.

    Internal works - free as I am doing everything :)

    Granted we are in York so maybe slightly cheaper than what you could expect.

    I think that £55k is a sensible budget. You shouldn't have to make too many compromises with that. I'd like to see your pic though :)

    It sounds OKish - we just had an extension done of a similar size which came in much higher than your figures but I think a lot of that was down to the very large roof lantern which was expensive in itself and very, very heavy which influenced the construction of the walls/foundations. We have 5m of 2.4m high bifolds too - and it is all powder coated aluminium not UPVC.
    We had to move the drains - cheaper and easier than getting permission to build over them (once we worked out where they were under the patio since there was no manhole).
    We moved to a new boiler to support the 6m x 4m of UFH. A combination of a south facing room which now heats the rest of the house and the new boiler means our enormous bills have halved even though we have added the UFH in. All the required insulation probably helps too - and the lack of draughts from the backdoor and sash window that have gone.
    We went for a limestone floor with fossils in - I think it would be pretty cold on the feet without UFH.
    Good luck with your project - we are in Berkshire btw so similar area price wise.

    We had our boiler and wiring overhauled about 4 years ago with the plan to have an extension so I am hoping that it will not need upgrading for including UFH. Am I right in thinking the UFH is around the £3k mark?

    This glass room faces North (ish) so overheating will not be an issue.

    Slightly concerned that you say 'much' higher though. We are going to be having the glass bifold, glass roof plus a 2x1m roof light, so I would have thought comparable to your large roof lantern - how heavy was it???

    I was quoted 2.7k for the UFH of our Kitchen and dining room.

    Two rooms approx 4x5M each
