    To repeat:
Expiry given to be last or first day means that the tenancy will terminate at the end of the last day.

As such I don't see exactly how that would have an impact on the notice period.

ok, seems that once the agent talked to the LL, 1 months notice is acceptable. :j

Now, should I still give notice by hand tomorrow or will the email from the agent confirming the date be enough?

    This is the email:

"I have spoken to your landlord at xxx who will accept your one month’s notice to vacate on the 11th July as he has sold the property.

We will write to you confirming this and the checkout procedure.

    Kind regards,"

    Your agent is an $rse.

Move out today before end of the fixed period and stay with a friend for 4 weeks? Or just stay in it forever and see how that affects the LL's sale. Not that it appears to be the LLd fault in this case. I am glad things seem to be resolved

Tell me about it. I've been renting for the last 16 years in about 9 different properties and this is the first time I've had a problem with giving notice.

Sadly with time I've (my GF) collected a lot of stuff, so much so we need a lock up to keep the extra wine glasses and shoes. So moving out is a weekend with friends and family helping out activity. Not looking forward to it. Even the "lets ebay what we dont want to move" has gone out of the window.

Sounds like a very sensible LL, who may not have even been aware of what your LA was up to.

It sounds like they have already accepted your notice to vacate on 11 July, so no need to take any further action.

    Well done for being persistent.
